16. The City of Everett Planning Department approves the request for the <br />construction of a retaining wall up to seven feet high, five feet from the north <br />property line. Under Subsection 39.150.5 of the City of Everett Zoning Code, <br />the Planning Director, using Review Process Il, may allow a retaining wall to <br />exceed the three foot maximum height limitation within the building setback. <br />The retaining wall is necessary to fill in a portion of an existing bio-swale. This <br />will raise the grade to be level with the remainder of the site. The bio-swale will <br />be upgraded to comply with current Public Work standards. The wall will not <br />obstruct or interfere with the vision of vehicles or pedestrians using driveways <br />and public rights -of -way. <br />17. Rooftop mechanical equipment, including must be screened per Section <br />39.040 of the Zoning Code. <br />18. Building setbacks must be a minimum of ten feet from all property lines. Building <br />height shall be a maximum of 28 feet. <br />19. Landscaping must be provided per Section 35 of the Zoning Code. At a <br />minimum this must include the following: <br />a. A landscape strip a minimum of ten feet wide must be provided along the <br />street frontages, except for the driveway. This area shall be planted with <br />Type III landscaping. <br />b. A landscape strip a minimum of five feet wide must be provided along the <br />north and west property lines. This area shall be planted with Type III <br />landscaping. <br />C. A minimum of 192.5 square feet of landscaping shall be provided in the <br />interior of the parking lot for the 11 parking stalls. Landscaping must be <br />provided per Section 35.080E of the Zoning Code. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department per Section 35.100 of the Zoning <br />Code. The landscaping plan must show location and dimensions of <br />required vegetated swales, wetpends, detention ponds, rockeries and <br />retaining walls, and grading at 2 fool intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35,130 of the Zoning Code. <br />A 2 year maintenance assurance device must be provided for the <br />landscaping per Section 35.130E of the Zoning Code. <br />20. The fire flow requirement is 1,500 GPM. <br />21. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of <br />every structure. The location of the hydrant must be approved by the Fire <br />Marshal. <br />22. A fire hydrant is required within 350 driving feet of every structure. <br />
