SE (southwest corner
of Silver Lake Dr. and Lake Ad.)
Variance from E.M.C. 19•14.040,
gross Floor Area Ratio to allow
construction of a two-story 2,640
sq. ft. house with a 440 sq. Ct.
attached garage on a 5,606 sq. ft.
lot whieh would have a gross floor
area ratio of .51 instead of the
•30 allowed by Code.
fl-1, Single Family
Reaidential (7000 sq.
lot slze)
North: SF/R-1
South: SF/H-1
East: Vacant/A-3
West: SF/R-1
LoW Uensity
ft. minimum
That there liave been exceptional or extraordinary circumstances or
conditions applying to tha subject property or as to the intended use
thereof thal: do not apply generally to other properties in the same
vicinity or zne.
Finding: City zoning code defines "Gross Floor Area Ratio" as the sum
of all the floors of a building divided by the lot area. The City
feels a more reasonable way to limit lot coverage would be to consider
the footprint of the building as the basis for figuring gross floor
area ratio slnce there is already a lieight limitation that controls the
number of floors. In the past, the gr..s floor area ratio has not been
uniformly enforced; however the C y Ceels that rather than
disregarding the code it is more apprc riate to consider applications
Cor variance on an individual basis unt the zoning code is changed.
In this case the Applicant is propo: ..d a two-story house and the
actual footprint of the strueture (131 sq• ft.) W111 cover only 24R
of tc;e 5606 sq. ft. lot.
Conclusion: The variance as proposed by ttie Applicant appears to be a
reasonable request.
