species or sterile introduced grass .:pecies, such as wheat thatch,
should be used to minimize long-tortn competition with native
forbs and grasses (rather than ryegrass).
5. The Phase I planting should use tho random triangular planting pattem
recommended in the Phase II planting plan in order to minimize an
unnatural ordered appearance to the buHer.
B. Phase II:
1. A 75 foot buHer must be provided adjacent to the southem wetland on
that site (a riparian wetland) per Section 37.104 of the Zoning Code, or a
wetland buffer modification must be obtained tnrough Review Process
IIC. (Note: a maximum buffer reduction of 5096 is pertnitted through
Review Process IIC. The buHer must be from the edge of the wetland,
inGuding the expanded wetland area. The buHer shown on the site plan
is less than 37-1/2 feet in some places.)
A 25 foot buffer is required adjacent to Silver Lake Creek.
The required vegetated swale length must be conshucted outside of the
buNers.
2. Final plans must show the location of Silver Lake Creek on the site and
to the east of Phese II.
The Applicant must modify the Silver Creek sVeam cortidor by reshaping
the west stream bank adjacent to the proposed swale to obtain a 3:1
slope from present top-of-bank to 25 feet back from topof-bank. This
reshaped bank must be replanted with native sVeamside vegetation.
4. Red osier dogwood must be planted along with the willow in the
ettpanded porlion of the south boundary wetland. The red osier
dogwood and willow must be planted at 2(eet on center.
5. To minimize erosion in Geared an+as, either appropriate native species
or sterile introduced grass species, such as wheat thatch, should be
used to minimize long-tertn competition with native forbs and grasses
(rather than ryegrass).
C. Phase 1 and Phase II:
1. With elimination of the degraded riparian cortidor connecting the Phase
II wetland with wetlend 2 and eliminaGon of the native vegetation
connecting wetlands 1 and 2, animal migration will be significantly
impaded. The project needs to maintain weUand comdors by
establishiny environmentally sensitive habitat areas along the southem
haN of the westem boundary of Phase I from weUand 2, along lhe
westem haH of the southem boundary, and along the southem half of
the eastem boundary. "'hese areas must be a minimum of 10 feet wide,
with 15 feet recommended, and they must be planted with vegetetion
approved by the Planning Department.
2. Fencing must be provided at the edge of the buifers for all weUands and
the sVeam, and along the edpe of the wildlife cortidor required in
condition a. above. Fenciny oi the central wetland must be a split rail
EXNIIII._
P L o
