requirements should be indicated on the plans, either <br />specifically for each structure of this type or as a general <br />note. <br />open inlet pipes 12" or greater should be equipped with a <br />trash rack. In particular, intake lA and the outlet pipe <br />from the pond should be equipped with a trash rack. <br />Designated Car Wash Area: <br />A specially designated area is required for washing of cars <br />by tenante of the complex. The area must be hydrologically <br />isolated from the rest of the site, be covered, :jnd <br />washwater from the area must drain to the sanitary sewer <br />after being routed through a baffle-type oil/water separator <br />designed to City standards. Siqns must be posted on Lhe <br />site limiting car washing to the designated area only. The <br />tenant lease or rental aqreement must contain a clause <br />prohibiting car washing on the site outside of the specially <br />designated area. A covenant must be recorded and signed by <br />the owner stating that such a clause will be written into <br />the tenant leases and/or rental agreements. In additi�r, a <br />note stating that car washing is only permissible in tne <br />designated area must be included on the storm drainage <br />plans. <br />AS an alternative to the specially designated car washing <br />area, hose bibs can be eliminated from the site or tenant <br />access to them prevented. If this option is exercised, the <br />tenant lease or rental agreement must contain a clanse <br />prohibiting car washing on the site. A covenant must be <br />recorded and signed by the owneL •�L•atinq that such a clause <br />will be written intc� the tenant lrases and/or rental <br />agreements. Zn a9dition, a note stating that car washing is <br />prohibited on the site must be a�ded �n the storm drainage <br />plans. <br />If a decignated area is provided, adequate detail must be <br />shown on the plans to ensure that it will be hydrologically <br />separated from the rest of the parking area. Specific <br />pavement elevations must be given. In addi.tion, some type <br />of low asphalt berm around the arc:a�s nerimeter would help <br />ensure that stormwater runoff from ottier areas didn't enter <br />the area and that wash water didn�t exit. <br />The wash area must be at least two standard parking stalis <br />wide to allow for convenient use of the area. <br />The plans must show details of the cover over the area - <br />particul.arly with respect to the dimensions of the cover <br />(sli.ghtly larger than the space itself) and its height (high <br />enough to allow washing of the tallest commonly used <br />domestic vehicle, such as a v�n). <br />
