MITIGATION MEASURES <br />Development of the property will imPact wetlands and associated buffers. <br />There a: e six areas of wedands currently delineNteda.-�dts #11 #2, #3 and <br />located on tbe Phase I portion of the property: <br />#4. Two a re located on ihe Phase II pordon of the property: the drainage <br />ditch and south boundary wetland. A small existing retenaon pond is also <br />located in Phase I, but is not classif`ied as a wedand area. Sllver Lake <br />Creek flows along the southern boundary of Phase II, creating a riparian <br />area on the site. <br />A total of 0.214 acres of wedands will be impacted: 0.204 acres in Phase I <br />and 0.01 acres in Phase II. The impact will be due to wetland #3, wedand <br />#4, the retendon pond, and the drainage ditch being filled. The buffer <br />around the south boundary wedand will be impacted when the currendy <br />existing garage and shed are removed. Wedand #1, wedand #2, and the <br />south boundary wedand will not be direcdY in►Pacted by the development. <br />Impact to the wedands wlll be compensated for by the creation of wedand, <br />rehabilltation of w�edand, and the enhancement of buffer azeas. The <br />impacts to the Phase I wedands will be compensated for by the 0.14 acre <br />enlargement of wetland #2, the rehabilitation of the 0.13 acre northern <br />finger of wedand #'L, an�i che enhancement of the rehabilitated wedand <br />and the wetland buf;er of wedarid #2. The compensadon ratio is 1:1. The <br />impacts to the Phase II wedands will be compensated for by the 0.016 <br />acre expansion of the south boundary wedand and the enhancement of the <br />buffer. This Phase 1; compensation is at a 1:1.25 ratio.
