The Phase I planting should use the random triangular planting pattem <br />recommended in the Phase II planting plan in order to minimize an <br />unnatural ordered appearance to the buffer. <br />B. Phase II: <br />1. A 75 foot buHer must be provided adjacent to the southem wetland on <br />that site (a nparian wetland) per Section 37.100 of the Zoning Code, or a <br />wetland buffer modification must be obtained through Review Process <br />IIC. (Note: a maximum buffer reduction of 50% is pertnitted through <br />Review Process IIC. The buffer must be from the edge of the wetland, <br />inGuding the expanded wetland area. The buffer shown on the site plan <br />is less than 37-1/2 feet in some places.) <br />A 25 foot buffer is required adjacent to Silver Lake Creek. <br />The required vegetated swale length must be constructed outside of the <br />buffers. <br />2. Final plans must show the Iocation of Silver Lake Creek on the site and <br />to the east of Phase II. <br />3. The Applicant must modify the Silver Creek stream corridor by reshaping <br />the west stream bank adjacent to the proposed swale to obtain a 3:1 <br />slope from present top-of-bank to 25 teet back from top-of-bank. This <br />reshaped bank must be replanted with native streamside vegetation. <br />4. Red osier dogwood must be planted along with the willow in the <br />expanded portion of the south boundary wetland. The red osier <br />dogwood and willow must be planted at 2 feet on center. <br />5. To minimize erosion in Geared areas, either appropnate native species <br />or sterile introduced grass species, such as wheat thatch, should be <br />used to minimize long-term competition with native forbs and grasses <br />(rather trian ryegrass). <br />C. Phaae 1 and Phase II: <br />1. With elimination of the degraded riparian cortidor connecting the Phase <br />II weGand with wetland 2 and elimination of the native vegatation <br />connecting wetlands 1 and 2, animal migration will be significantly <br />impacted. The project needs to maintain wetland comdors by <br />establishing environmentally sensitive habitai areas alo�g the southem <br />half of the westem boundary of Phase I from wetland 2, along the <br />westem half ot the so��them boundary, and along the southem half of <br />the eastem boundary. These areas must be a minimum of 10 feet wide, <br />with 15 feet recommended, and they must be planted with vegetation <br />approved by the Planning Department. <br />2. Fencing must be provided at the edge of the buffers for all we9ands and <br />the stream, and along the edge of the wildlife cortidors required in <br />condition a. above. Fencing of the central weUand must be a split rail <br />
