A bafile-type oiVwater separator followed by a vegetated swale, both designed <br />end constructed according to City standards. <br />The presence of wetlands on/adjacent to this site indicate thnt the soils may not be <br />suitabic fnr �;, ;�£:l:re!ion basin. If an infiltration basin is not feasible, a wetFond <br />will b.• required. <br />No �totmwater facilities, with the exception of necessary discharge systems, may <br />be located inside wc!!and or stream buffer areas. Natural wetlands may not be <br />used for detention of stormwater. <br />19. Per City policies, due to the proximity of the site to environmentally sensitive <br />areas, seasonal limitations will be placed on land alteration activities. Land <br />alteration activities are defined in the City's Design and Construction Standards <br />and Specifications as clearing, grubbing, excavati�n, filling, grading, and <br />stockpiling. Detemtination of the exact seasonal limitation period requires site <br />specific information generally not available until the project aesign stage. <br />�, However, preliminary analysis using the information available at this time indicates <br />�� that land alteration activities on the project site will be restricted to the period <br />between April 1 and October 1. <br />20. A Hydraulics Project Approval from the State Department of Fish and Wildlife <br />may be required for this project due to its proximity to a North Creek tributary. <br />More stringent detention and stormwnter treatment requirements than the City <br />would impose may be placed on the project as a condition of the HPA. A copy uf <br />the HPA or a letter from the Departmeat of Fish and Wildlife stating that an HPA <br />is not needed should be included along with the plans for Public Works review. <br />21. A specially designated area will be required for washing of cars by tenants of the <br />site. The area must be hydrologically isolated from the rest of the site, be covered, <br />and wash water from the area must drain to the sanitary sewer aRer being routed <br />through a F, Rle-type oiVwater separator designed to City staodards. Signs must <br />be posted on the site limiting car washir,g to the designated area only. The tenant <br />lease or rental agreement must contain a clause prohibiting car washing on the site <br />outside of the specially designated area. A covenant must be recorded and signed <br />by the owner stating that such a clause will be written into the tenant leases and/or <br />rental agreements. In addition, a note stating that car washing is only permissible <br />in the designated aea must be included on the storm drainage plans.As an <br />alternative to the specially designated car washing area, hose bibs can be <br />eliminated from the site or tenant access to them prevented. If this optien is <br />exercised, the tenant lease or rental agreement must contain a clause prohibiting <br />car washing on the site. A covenant must be recorded and signed by the owner <br />stating that such a clause will be written into the tenant leases and/or rental <br />
