The tenent lease or rental agreement for the project must contain a clause <br />prohibiting vehicle maintenance on the site. A covenant must be recorded and <br />signed by the owner stating that such a clause will be rvritten into the tenant leases <br />and/or rental agreements. <br />23. All storm drains in the complex must be stenciled with substantially the following <br />language: "Dump ne waste, drains to stream". This reminder is typically spray- <br />painted on to the ground adjucent to the catch basin with the use of a stencil. The <br />treatment needs to be repeated, approximately annually, when the paint wears off. <br />The developedowner may either perform the stenciling, or give pertnission for <br />volunteer groups to enter onto the property and perfortn the stenciling. <br />24. Two available fire hydrants are required. A fire hydrent is required within 200 <br />driving feet but not closer than 60 feet of every structure. Location of fire <br />hydrants shnll be approved by the Fiie Marshal. L�cation of the fire hydrants as <br />shown on the site plan are acceptable. <br />�; 25. The Uniform Fire Code requires that all new structures shall provide Fire <br />' Department access roads to within 150 feet of all p�rtions of the ground floor. <br />Fire Department access roads (fire lanes) shall provide a minimum of 20 feet width <br />of unobstructed, all-season driving surface with a minimum clear height of 13'6". <br />Fire lanes must be posted and maintained as required by the Fire Department. <br />'!6. The length of the easement access is in excess of 150 feet; therefore, a tumaround <br />as ap�iroved by the Fire Marshal shall be provided. <br />27. A portable fire extinguisher with a minimum iJL reting of 2-A:10-B:C must be <br />Provided within 75 feet travel distance on each floor of all portions of each <br />building during construction. <br />28. An approved automatic fire detection system must be provided as required by City <br />Ordinance No. 1902-92, Chapter 16.76, of the Everett Municipal Code m the <br />following locations: Group R Qccupancies as defined by the UBC when the <br />occupancy has more than 3,000 square feet of gross floor area except for Group <br />R-3, single family residences. <br />29. An approved sutomatic fire suppression system is required and shall be installed <br />and maintained in an operable condition as specified in Ordinance 1902-92 in the <br />following locations: <br />Group R OccuPancies as defined by the UBC. M autometic fire suppression <br />system shall be mstalled throughout every apartment house three or more stories in <br />height. Residential or quick response standard sprinkler heads shall be used in the <br />dwelling unit and guest or sleeping portions of the building. Notwithstanding the <br />above occupancy threshold, buildings with gross floor area exceeding 6,000 square <br />feet are required to have automatic flre suppression systems throughout. All <br />automatic fire suppression systems shall comply with �equirements of the Uniform <br />Building Code except for Group R-3, single family residences. <br />
