30. The �remises must be clearl� identi6ed by address at the street entry. Each <br />buildmg must be clearly identified so es to be visible and legible from the access <br />road. Individual apartments must be clearly identified so as to be visible and <br />legible from the access road. <br />31. Firo lanes shall be provided as required in Everett Municipal Code 46.44. Fire <br />lanes shall be identified by red curbs with white atenciling stating "NO PARKING - <br />FIItE LANE" and vertical signs stating "NO PARKING - FIRE LANE - TOW <br />AWAY ZONE." Location shall be approved by the Fire Marshal. <br />32. The Ciry of Everett prohibits outdoor buming. Therefore, outdoor buming for the <br />purpose of disposinR of construction debris or rubbish will not be permitted. <br />33. Premise identification and all fire hydrents and accca� roads must be in service <br />prior to commencement of construction. <br />34. Placement and screening of refuse disposal areas must be provided per Section <br />39.080 of thC Zoning Code. Dumpsters over 1.5 cubic yards capacity shall be <br />located a minimum of five feet from the buildings. <br />', ;, 35. My rockeries or retaining walls proposed in required setback areas must be in <br />' wnformance with Section 39.150 of the Zoning Code. <br />'. 36. Building setbacks must be a minimum of 20 feet from the front property line, 5 feet <br />from the side properry line, and 20 feet from the rear property line. Building <br />height shall not ex�eed 35 feet. Maximum building height is 28 feet when within <br />50 feet of a single family zone. <br />37. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum <br />this must include the following: <br />a. A landscape strip a minimum of 20 feet wide must be Provided in the front <br />setback area along 121st Street SE, except for crossmg of the driveway. <br />This area shall be planted with Type III landscaping. <br />b. Provide .t5' _�'ype IClandscuping along the south property line where <br />abutting the zone. <br />c. A landscape strip a minimum of 5 feet wide must be provided along the <br />remainin� property lines. This area shall be planted with Type III <br />landscapmg. <br />d. Prior to issuance of any permits, landscaping plans must be reviewed end <br />approved by the Plarwng Dep.vtment Per Section 35.100 of the Zoning <br />Code. The landscaping plan must show location and dimensions of <br />required vegetated swales, wetponds, detention ponds, rockeries and <br />retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br />provided in all landscaped areas per Section 35.130 of the Zoning Code. A <br />2 year maintenance essurance device must be provided for the landscaping <br />per Section 35.130B of the Zoning Code. <br />
