Letter to M Mietzner <br /> August 3, 1994 <br /> Page 2 <br /> • Open space areas must be calculated per Condition 22 on page 10 of the MDNS. <br /> • The NGPE boundary must be designated on the plans. A permanent fence must be <br /> provided on the boundary. The plans must show the design for the fence. Please note <br /> that the NGPEs must also be set aside in a separate tract or an easement. <br /> • Per condition 123 on page 5 of the MDNS, a special area must be set aside for car washing. <br /> This is not shown on the plans. Therefore, all exterior hose bibs on the building must be <br /> eliminated, covenants must be recorded, and notes must be added to the drainage plans <br /> per paragraph 2 of Condition 23. <br /> The conc..)mitant agreement requires that an easement be provided to the Zevenbergen <br /> property prior to issuance of any permits on Phase 2. At the time the condition was <br /> written, it was not known that Phase 2 West would proceed prior to Phase 2 East. As an <br /> altemat ve to providing the easement at this time, we would accept a letter from the <br /> ZevenhergenG stating that they agree that the easement would be provided prior to <br /> issuance of any permits for Phase 2 East. <br /> Reh,se disposal areas must be identified on the site plan. <br /> A signing and lighting plan must be submitted per the concomitant agreement <br /> requirements. <br /> Mornally, the Building Department will not review the detailed building plans until the Planning <br /> Department signs off on the plans. However, in some instances they may review the building <br /> plans prior to that time if it is unlikely that changes will occur in building designs.
