This proposal must comply with the Stete Building Codes and the City of Everett <br />Sprinkler and Alerm Ordinance. <br />18. A fire hydrant is required within 200 driving feet but not closer than 50 feet of <br />every stnicture. The location of the hydrant must be approved by the Fire <br />Marshal. <br />19. The dedication of an additional 10 feet of right-of-way along this properties 75th <br />Street S.E. frontage is required. <br />20. A trafiic study must be provided to and approved by the city's traffic division prior <br />to the issuance of building permits. The study shall address the sight clearance <br />fro�n the driveway access. <br />21. Transportation Services has the following comments regarding the propos:d <br />project: <br />• The nearest bus scrvice is Everett Transit Route #7 Evergreen with <br />service on Evergreen Way. A bus srop is located near the intersection <br />of Evergreen Way and 75th St. <br />• The preliminary site shows sufBcient pedestrian access to the site such <br />as the direct connection from the building entrance to 75th St. <br />• As discussed at the pre-application meeting the proponent has provided <br />a pessenger loading area that would accommodate paratransit vehicles. <br />22. Placement and screening of refuse disposal areas must be provided per Section <br />39.080 of the Zoning Code. <br />23 Any rockeries or retaining walls proposed in required setback areas must be in <br />conformance with Section 39.150 c1'the Zoning Code. <br />24. Rooflop mechanical equipment, including vents, must be screened per Section <br />39A40 of the 7_ening Code. <br />
