25. Building setbacks must be a minimum of 20 fect from the front and rear property <br />lines and five feet from the side propeny lines. Building height shall be a maximum <br />of 35 fect. <br />2G. Landscaping must be �rovided per Section 35 of the Zoning Code. At a minimum <br />this must include the following: <br />a. A landscape strip a minimum of ten feet wide must be provided within the <br />front setback area along 75th Street, exccpt for the drivcway. This area <br />shall be planted with Type ill lendscaping. <br />b. A landscape strip a minimum of five feet wide must be provided along the <br />east, west, and soulh property lines. This area shall be planted with a <br />minimum of Type Ili lendscaping. <br />c. A minimum of 560 square feet of landscaping shall be provided in the <br />interior of the parking lot for the 32 parking stalls. Landscaping must be <br />provided per Section 35.080E of the Zoning Code. <br />Prior to issuance of any permits, landscaping plans must be reviewed and <br />approved by the Planning Department Per Section 35.100 of the Zoning <br />Code. The landscaping plan must show location and dimensions of <br />required vicgetated swalcs, wct�onds, detention ponds, rockeries and <br />rctaining walls, and grading at 2 foot intcrv.�ls. Irrigation systems must bc <br />providcd in all landscaped arcas per Scction 35.130 of the Zoning Code. A <br />2 year maintenance assurance devicc must bc pro�idcd for the landscaping <br />per Section 35.1308 of the Zoning Code. <br />27. Dased upon 34,000 square feet of Type V-I, sprinklered construction, the fire Oow <br />requirement is 1,G50 GPM. <br />28. A sprinkler system complying with UBC Standard 38-I and/or NI'PA Standard 13 <br />must be provided. <br />Plans for any such system must be submitted to the Building Department and the <br />Fverelt Fire Department for examination and apProval. Such plans must include <br />plans For the underground mains that will supply the sprinkler system. <br />As of lanuary, 1991, sprinkler system pertnits are issued by the Building <br />Department. Plan review fecs are assessed by the Building Department. No fee is <br />assessed by the Fire Department. <br />Above ground sprinkler piping must be hydrostatically tested as established in <br />NFPA Standard 13. Underground piping must be hydrostatically tested and <br />flushed as established in NFPS Standard 24 for private fire mnins. All such tcsts <br />must be witnessed by a Fire Department inspcctor.
