The sites will also be reviewed on the basis of provisions for loading and unloading <br />and in the case where only one driveway is proposed an adequate vehicle turn around <br />will be required. <br />Stopping or standing of a veNcle for the purpose of loading or unloading, within <br />the right-of-way of 75th Street shall not be permitted, all necessary and appripriate <br />measures to assure compliance will be imposed on a case by case basis in the plan <br />review phase. off-street loading requirements (Section 19.40.070 of the Zoning Code) <br />must be met, and loading and unloading design must be approved by the City's Traffic <br />Engineer. <br />13. A preconstruction conference on Civil Engineering portion of project is required <br />prior to approval of Public Works Permit. The applicant shall arrange meeting involving <br />applicant, job superintendent, contractor, all subcontractors, Fire Marshal, Planning <br />Department Coordinator, Building Department Coordinator, Public Works Coordinator, <br />Public Works Inspector, and City Traffic Engineer. <br />14. A deed for 75th St. and I6th Ave. West is required. <br />15. A landscaping plan must be approved by the Planning Department. <br />The landscape development, having c.,ce been installed, shall be maintained in a <br />neat and adequate manner and shall include mowing, trimming, catering as needed, <br />and removal of weeds from planted areas. Any dead or dying plant material must <br />be replaced in kind. <br />16. A detailed drawing shall be submitted to the Public Works Department showing parking <br />layout, landscaping, driveways, utilities, storm drainage, and all required improvements <br />to the public right-of-way. Public Works Department approval of these drawings <br />is required before any permits are issued. All improvements shall be completed <br />before the occupancy Permit is issued. <br />As-builts, easement, and a one year Warrantee Bond in the amount of 10% of the <br />cost of construction of the public water system are required within 10 working days <br />of obtaining public water connection. <br />17. During construction, city streets are to be kept clear of dirt and all truck traffic <br />to and frorn the site within the City of Everett shall be on arterial streets unless <br />otherwise approved by the Public Works Department. <br />i <br />_J <br />
