Stormwater detention must be provided on-site, per City Standards. <br /> 11. A specially designated area will be required for washing of cars by tenants of the <br /> complex. The area must be hydrologically isolated from the rest of the site and be <br /> covered, and washwater from the area must drain to the sanitary sewer after being <br /> routed through a baffle-type oil/water separator designed to City Standards. Signs must <br /> be posted limiting car washing to the designated area only. A covenant must be <br /> recorded and signed by the owner stating that such a clause will be written into the <br /> tenant leases and/or rental agreements. In addition, a note stating that car washing is <br /> only permissible in the designated area must be included on the storm drainage plans. <br /> 12. As an alternative to the specially designated car washing area, hose bibs can be <br /> eliminated from the site or tenant lease or rental agreements must contain a clause <br /> prohibiting car washing on the site. A covenant must be recorded and signed by the <br /> owner stating that such a clause will be written into the tenant leases and/or rental <br /> agreements. In addition, a note stating that car washing is prohibited on the site must <br /> be added to the storm drainage plans. <br /> 13. The tenant lease or rental agreement for the project must contain a clause prohibiting <br /> vehicle maintenance on the site. A covenant must be recorded and signed by the owner <br /> stating that such a clause will be written into the tenant leases and/or rental agreements. <br /> 14. All storm drains in the complex must be stenciled with substantially the following <br /> language: "Dump no waste, drains to wetland." This reminder is typically <br /> spraypainted on the ground adjacent to the catch basin with the use of a stencil. The <br /> treatment needs to be repeated on an annual basis. The developer/owner may either <br /> perform stenciling, or give permission to volunteer groups to enter the property and <br /> perform the stenciling. <br /> 15. Per City Policies, due to the proximity of the site to stream and wetland areas, seasonal <br /> limitations will be placed on land alteration activities on the site. Land alteration <br /> activities are defined in the City's Design and Construction Standards and <br /> Specifications as clearing, grubbing, excavation, filling, grading, and stockpiling. <br /> Determination of the exact seasonal limitation period requires site specific information <br /> generally not available until the project's design stage. However, preliminary analysis <br /> using the information available at this time indicates that clearing and land alteration <br /> activities on the project site will be restricted to the period between April 1 and October <br /> 1. <br /> 16. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br /> Inspector. <br /> 17. City streets are to be kept clear of dirt and debris at all times during the construction. <br /> Dust suppression and street cleaning must occur as directed by the Public Works <br /> Inspector. <br /> 18. Permits must be obtained for all fill removed from the site and placed within the City <br /> limits. <br /> 3 <br />
