19. A one-year guarantee is required on the public improvements for an amount not less <br /> than 10% of the cost of construction and shall run for one year from the date of <br /> issuance of the first Occupancy Permit for the project. <br /> 20. All buildings must have fire sprinklers per City ordinance and all Fire Codes. <br /> 21. A two-year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 22. On-site watermain will be staked within an easement to the City. The easement must <br /> be submitted to the City prior to the issuance of permits. <br /> 23. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br /> submitted per City Design and Construction Standards and Specifications. <br /> 24. Parking must be per City Zoning Code and City Design and Construction Standards <br /> and Specifications. For the 185 units proposed, a minimum of 328 stalls must be <br /> provided. This assumes that all units will contain one or two bedrooms. A minimum <br /> of 6 handicap spaces must be provided. <br /> 25. Placement and screening of refuse disposal areas must be provided per Section 39.080 <br /> of the Zoning Code. <br /> 26. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 27. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br /> of the Zoning Code. <br /> 28. Building setbacks must be a minimum of 20 feet front yard, 5 feet side yard and 20 feet <br /> rear yard. In addition, all buildings must be set back at least 25 feet from the top of <br /> any environmentally sensitive steep slopes, and from the top of any geologically <br /> hazardous slopes. <br /> 29. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum, this <br /> must include the following: <br /> a. A landscape strip a minimum of 20 feet wide must be provided in the front yard <br /> setback area along the Merrill Creek Parkway frontage, except for the <br /> driveway. This area shall be planted with Type III landscaping. Note: The <br /> side slopes of the wetpond/swale in the front setback area may be used for the <br /> required landscaping. Any portion of the swale which is periodically inundated <br /> may not be used for required landscaping. <br /> b. A landscape strip a minimum of 5 feet wide must be provided along the north, <br /> east, and west property lines. This area shall be planted with Type III <br /> landscaping. <br /> c. A minimum of 17.5 square feet of landscaping shall be provided in the interior <br /> of the parking lot for each parking area containing less than 50 parking stalls. <br /> This includes the parking areas adjacent to Building 'A,' and along the west lot <br /> line. Landscaping must be provided per Section 35.080.E of the Zoning Code. <br /> 4 <br />
