d. A minimum of 35 square feet of landscaping shall be provided in the interior of <br /> the parking lot for each parking area containing more than 99 parking stalls. <br /> This includes the large parking lot located east of Buildings 'B', 'C', and 'D.' <br /> Landscaping must be provided per Section 35.080.E of the Zoning Code. <br /> e. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Department. The landscaping plan must show <br /> location and dimensions of required vegetated swales, wetponds, detention <br /> ponds, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation <br /> systems must be provided in all landscaped areas, and a 2 year maintenance <br /> assurance device must be provided for the landscaping per Section 35.130. of <br /> the Zoning Code. <br /> Note: The presence of existing vegetation on the site may be used to meet the <br /> perimeter landscaping requirements listed under condition 20.a and 20.b, above. <br /> 30. A minimum of 27,150 square feet of open space is required on the site per Section <br /> 15.030 of the Zoning Code. Landscaping in the parking areas and setbacks shall not be <br /> counted in meeting this standard. The SEPA site plan appears to meet this <br /> requirement. <br /> 31. On-site recreation facilities must be provided per Section 15.110 of the Zoning Code. <br /> For the 185 units proposed, with unit size ranging from 842 to 916 square feet, the <br /> project will have a recreation impact of 4.63 acres. Prior to the issuance of Building <br /> Permits, the Planning Department must approve a plan for on-site recreation facilities. <br /> The proposed on-site recreation facilities include an outdoor swimming pool, indoor <br /> recreation center, spa/health facility, weight/fitness facility, and outdoor park-like <br /> space. An on-site pedestrian trail must be provided pursuant to Condition #3. <br /> As part of the building permit application, the Applicant must submit a recreation plan <br /> including standards and specifications for recreation areas and equipment, both inside <br /> and outside the building, including pictures of proposed equipment. If sufficient <br /> information is not known at time of submittal for building permits, minimum <br /> specifications or examples must be provided. Prior to the issuance of building permits, <br /> the Planning Department must approve a plan for on-site recreation facilities. <br /> 32. Building facade modulation and roofline variation must be provided per Section 15.050 <br /> of the Zoning Code. The maximum permitted wall length without building facade <br /> modulation is 30 feet. <br /> 33. Based upon 45,000 square feet of Type II F.R., sprinklered construction, the fire flow <br /> requirement is 1500 GPM. <br /> 34. Fire flow calculation is based on Type II F.R. fully sprinklered constuction. Although <br /> not specified on the plans submitted, the 1991 Uniform Building Code, Table No. 5-D, <br /> would limit construction to Type II F.R. or Type I F.R. for a building or buildings or <br /> the height proposed. <br /> 35. A fire hydrant is required within 200 driving feet, but not closer than 50 feet, of every <br /> structure. At least three additional hydrants must be installed. Locations of the <br /> hydrants must be approved by the Fire Marshal. <br /> 36. The number of stories for each building will require noncombustible or heavy timber <br /> construction. <br /> 5 <br />
