Lot 15 to the point of beginning; and except that portion <br /> described as follows: Beginning at the northeast corner of <br /> Lot 15; thence, southerly along the easterly line of said <br /> Lot 15 for 100.0 feet; thence, northerly in a straight line <br /> to a point on the north line, which is 200 feet westerly of <br /> the northeast corner thereof; thence, easterly along the <br /> northerly line of said Lot 15 to the point of beginning. <br /> from R-1 (Single Family Low Density) to B-1 (Neighborhood Shopping) , <br /> pursuant to the provisions of Section 41.160 of Ordinance 1671-89, as <br /> amended, and the Council shall by Ordinance, effect such rezone upon <br /> being advised that all of the following conditions, stipulations, <br /> limitations, and requirements contained in this Resolution have been <br /> met: <br /> 1. The following uses which are normally permitted in the B-i zone <br /> shall not be allowed on the subject property: <br /> a) Restaurants serving beer or wine for consumption on <br /> premises; <br /> b) Automobile service stations or repair shops; <br /> c) Motor fuel sales in conjunction with permitted retail sales <br /> uses. <br /> 2. All mitigation measures and requirements listed in the SEPA <br /> Determination of Non-Significance (SEPA #31-92) are incorporated <br /> herein by reference. <br /> 3. No vehicular access shall be permitted directly from Beverly <br /> Boulevard. Vehicular access to the site shall be only from Puget <br /> Drive. <br /> 4. Setbacks. If the existing structure on the subject property is <br /> removed, any new structure shall built at least fifteen feet from <br /> the north property line and shall be built ten feet from the <br /> front (east) property line, not more and not less. <br /> 5. Landscaping of the subject property and abutting street frontages <br /> shall consist of: <br /> a. Street frontage behind the sidewalk - A landscape strip a <br /> minimum of ten feet in width, planted to Type III standards, <br /> as described in Section 35 of Ordinance #1671-89, as <br /> amended, shall be provided along the entire lot frontage on <br /> both Beverly Boulevard and Puget Drive. The landscape area, <br /> where abutting parking areas, shall consist of a berm or a <br /> raised planter bed, the center of which shall be a minimum <br /> of two feet in height above the abutting parking lot <br /> surface. <br /> b. North property line setback landscaping - The north property <br /> line shall be provided with a continuous landscape strip a <br /> minimum of fifteen feet in width planted to Type II <br /> 2 <br />
