standards as described in Section 35 of Ordinance #1671-89, <br /> as amended. The existing fir trees in this area shall be <br /> preserved and incorporated into this landscape area. <br /> c. Internal parking lot landscaping - All internal parking lot <br /> areas shall be landscaped in accordance with the <br /> requirements of the zoning code. <br /> d. Landscape maintenance, assurance devices - All landscape <br /> areas described herein shall be maintained by the owner and <br /> a maintenance assurance device shall be provided as required <br /> by the zoning code. <br /> e. Landscape plans, planting materials - Landscape plans shall <br /> be submitted for all landscape and parking lot areas in <br /> accordance with the requirements of the zoning code. <br /> Landscaping plants and materials shall be in accordance with <br /> the requirements of the zoning code. <br /> 6. Lighting. Illumination of parking areas shall be as required by <br /> the zoning code. <br /> 7. Signs. Sign permits for all signs shall be obtained from the <br /> Public Works Department. The following sign requirements shall <br /> apply: <br /> a. Freestanding signs - Only one freestanding sign shall be <br /> permitted. Said sign shall meet the definition of a "ground <br /> sign. " Pole signs are not permitted. Sign illumination <br /> shall be by indirect means only. <br /> b. Other signs - All other signs shall be permitted as <br /> otherwise allowed by the B-i zone. <br /> 8. Demolition/Removal of Existing Buildings. The applicant shall <br /> not demolish or remove the existing buildings without first <br /> obtaining a permit from the Public Works Department. <br /> 9. Completion of Improvements Required Herein. The site <br /> improvements required by this Resolution shall be completed <br /> within the time periods specified below. If the existing <br /> structure is to be used for commercial purposes, subsection a. <br /> shall apply. If the existing structure is enlarged to exceed a <br /> total of 2,000 square feet gross floor area, subsection b. shall <br /> apply. If the a new commercial structure is built on the <br /> property, subsection b. shall apply. <br /> a. Use of Existing Structure for Commercial Purposes. If the <br /> existing structure on the premises is to be used for commercial <br /> purposes, the off-street parking, street improvements, <br /> landscaping and all improvements required by this Resolution and <br /> other City _ regulations shall be completed within one year of the <br /> date of approval of the Resolution of Intent to Rezone by the <br /> City Council. Upon completion of all improvements required by <br /> this Resolution, a rezone ordinance consistent with this <br /> 3 <br />
