Any grading/fill on this site shall be done so as to not impact <br /> H i the surrounding properties. Any retaining wall greater than <br /> r `H three feet high along a property line must be reviewed and <br /> g y H approved by the Planning Department. (SEPA Earth, Land and <br /> 0 tv w Shoreline Use Policies ) <br /> H0 2 . Screening of all outdoor refuse disposal areas must be provided <br /> H otn so that they are not visible from adjacent properties or public <br /> rights-of-way. The disposal areas must be shown on the site <br /> plan submitted for building permits. (SEPA Aesthetics Policies) <br /> 3 . Culverting of the existing drainage channel should be kept to a <br /> minimum and shall not exceed 508 of the channel . The remainder <br /> of the c2.annel must be reconstructed and hydroseeded to provide <br /> water quality filtration and erosion control benefits. A plan <br /> for culverting and rehabilitation of the channel , including <br /> sizing of the channel must be submitted to and approved by the <br /> Planning Department prior to issuance of any permits for the <br /> site . ( SEPA Water Policies ) <br /> MITIGATION REQUIRED BY EXITING CODES AND ORDINANCES�� 1 . A fire hydrant is required within 200 driving feet but not closer <br /> 1 than 50 feet, of every structure per Ordinance 473-80 . ( SEPA <br /> Public Services and Utilities Policies ) <br /> 2 . Special charges for connection to the sewer system in accordance <br /> with Ordinance 984-83 are applicable. The actual cost shall be <br /> computed by the building Department per the ordinance in effect <br /> IQ at the time and according to the information provided on the <br /> approved plans on the date of permit issuance. (SEPA Public <br /> Services and Utilities Policies) <br /> �j 3 . Parking must be per City Zoning Code and City Design and <br /> Construction Standards. ( SEPA Transportation Policies) <br /> 4 : A landscape strip a minimum of 5 feet wide must be provided along <br /> the entire 80th Street SW frontage between the street and the <br /> parking areas, except for driveways in compliance with Section <br /> 19 . 40.050 of the Zoning Code and Section 1 . 13 of the Standards <br /> and Specifications Manual . The landscaping must consist of <br /> (� a. groundcover over a minimum of 758 of the area , and <br /> b. evergreen trees or shrubs a minimum of three feet in height <br /> at time of planting to number at least 6 for each 100 <br /> square feet of required landscape area. <br /> The intent of this requirement is to provide screening of the <br /> parking area and to shield car lights from shining into the <br /> 2 <br />
