(Figure 3) <br />7. Light and Clare <br />The project will be a source of light, but this can be <br />largely mitigated by landscaping and topogra?hy (see <br />above, Noise ). No receptors •ansitive to light increase, <br />or to occasional glare from such sources as auto head- <br />lights, are in the area. Alignment of internal roads <br />(see below, Transportation/Circulation) can, with proper <br />site design, reduce the effects of auto headlight glare. <br />Some externsl lighting of walkways .end parking areas will <br />be necessary, but can be mitigated by design to minimize <br />light spill off the site or into adjacent units on the <br />site. Landscaped berms on the site perimeter can limit <br />light spill onto or off of the site. <br />8. Land Use <br />Actual, land use will chanve from a vacant site to a level- <br />oped residential community. Construction to an overall <br />density of 24.4 dwelling units to the acre, below the <br />maximum of 29 units per acre allowed by the 3.3 zoning will <br />reduce the total dwelling unit potential of the Gasino <br />Road area. <br />Development in this area is largely a result of the rapid <br />expansion of manufacturing uses (providing employment). <br />Expansion of retail and service uses serving this area <br />is also expected to proceed along with general growth, <br />so that no measurable secondary growth impact is expected <br />
