a
and thermopano windows will give grearer noise reductions,
while the site design has pulled buildings away frum
Casino Road and oriented all buildings away from Casino
and Hardeson. (Figure 3)
7. Light and Clare
The project will be a source of light, but this can be
largely mitigated by landscaping and topogra?hy (see
above, Noise ). No receptors •ansitive to light increase,
or to occasional glare from such sources as auto head-
lights, are in the area. Alignment of internal roads
(see below, Transportation/Circulation) can, with proper
site design, reduce the effects of auto headlight glare.
Some externsl lighting of walkways .end parking areas will
be necessary, but can be mitigated by design to minimize
light spill off the site or into adjacent units on the
site. Landscaped berms on the site perimeter can limit
light spill onto or off of the site.
8. Land Use
Actual, land use will chanve from a vacant site to a level-
oped residential community. Construction to an overall
density of 24.4 dwelling units to the acre, below the
maximum of 29 units per acre allowed by the 3.3 zoning will
reduce the total dwelling unit potential of the Gasino
Road area.
Development in this area is largely a result of the rapid
expansion of manufacturing uses (providing employment).
Expansion of retail and service uses serving this area
is also expected to proceed along with general growth,
so that no measurable secondary growth impact is expected
