10
from this project. Development design is being coordi-
nated with two proposed developments to the east (ste
below, Trans orration/Circulation ) giving a total of
574 units with internal access and orientation.
The development of th,s site is consistent with the des-
ignation of the area for "multifamily re idential in -
filling", within the "high density" ra-ge projected in
the Southwest Everett Planning Study for the area of "MR -
Infill " (20 to 2: units per acre). The suitability of
the area for multifamily use relates to the convenience
of retail shopping, large recreation areas, schools,
employment and public transit. One missing element of
those desirable for a high -density residential area -
pedestrian and bicycle ways - will be implemented in and
adjacent to this site during development, with connections
expected to be made as a part of the Casino Road improve-
ments, to which fund the project is contributing.
9. Natural Resources
Construction will consume natural resources, including
energy. Multifamily construction is generally somewhat
more efficient in energy use and lower in resource -con-
sumption per unit than single-family construction. These
units will use insulated double -wall construction and
thermopane glass to reduce heat loss. All units will
utilize efficient electric heating systems. No facet
of the design is known to consume any unusual amount of
resources in short supply.
The energy resource represented by the alder trees an
the site can be harvested during site clearing in such
a manner that recovery (conversion to marketable fire-
wood) can be facilitated. Location of the site, con-
venient to shopping and employment centers and on a
