Development design is being coordi- <br />nated with two proposed developments to the east (ste <br />below, Trans orration/Circulation ) giving a total of <br />574 units with internal access and orientation. <br />The development of th,s site is consistent with the des- <br />ignation of the area for "multifamily re idential in - <br />filling", within the "high density" ra-ge projected in <br />the Southwest Everett Planning Study for the area of "MR - <br />Infill " (20 to 2: units per acre). The suitability of <br />the area for multifamily use relates to the convenience <br />of retail shopping, large recreation areas, schools, <br />employment and public transit. One missing element of <br />those desirable for a high -density residential area - <br />pedestrian and bicycle ways - will be implemented in and <br />adjacent to this site during development, with connections <br />expected to be made as a part of the Casino Road improve- <br />ments, to which fund the project is contributing. <br />9. Natural Resources <br />Construction will consume natural resources, including <br />energy. Multifamily construction is generally somewhat <br />more efficient in energy use and lower in resource -con- <br />sumption per unit than single-family construction. These <br />units will use insulated double -wall construction and <br />thermopane glass to reduce heat loss. All units will <br />utilize efficient electric heating systems. No facet <br />of the design is known to consume any unusual amount of <br />resources in short supply. <br />The energy resource represented by the alder trees an <br />the site can be harvested during site clearing in such <br />a manner that recovery (conversion to marketable fire- <br />wood) can be facilitated.
