Checklist Rdview 0175 1,,,0,ICITY OF EVERETT <br />Plannfng Dopt. <br />PROPOSAL: <br />To construct 216 unit apartment complex of 2 and 3 story buildings <br />on 8.85 acres at S.E. corner of Casino and Hardeson Roads. <br />RECOMMENDATIONS: <br />It is the recommendation of the Public Works Department that issuance <br />of a Negative Declaration be subject to the following: <br />1. A detailed drawing shall be submitted to the Public Works <br />Department showing parking layout, landscaping, drivr.;ays, <br />utilities, storm drainage, and all required improvements to <br />the public right-of-way. Public Works Department approval <br />of these drawings is required before any permits are issued. <br />All improvements shall be completed before the Occupancy Permit <br />is issued. <br />As-builts, easement, and a one year Warrantee Bond in the <br />amount of 10% of the cost of construction of the publiu water <br />system are required within 10 working days of obtaining public <br />water connection. <br />2. City streets are to be kept clear of dirt and debris during <br />construction. <br />3. During construction, all truck traffic to and from the site <br />within the City of Everett shall be on arterial streets unless <br />otherwise approved by the Public Works Department. <br />4. Compliance with the provisions of Ordinance 556-78 for traffic <br />mitigation is required (40% reduction of entire Casino Road <br />assessment is allowed, based on traffic generation). <br />5. Ten feet of right-of-way along Havdeson Road shall be deeded <br />to the City of Everett. <br />6. Public Works Department approval of temporary erosion control <br />and grading plans is required prior to commencing site preparation. <br />7. On -site detention with provision for oil and sediment removal <br />is required. A detailed drainage plan is required. Drainage <br />calcualtions are to be submitted with the attached cover sheet. <br />The drainage plan shall include creek relocation study. <br />8. Participation in the program to fund the south end sanitary <br />sewer interceptor is required. <br />
