There are no existing improvements along the property's <br />frontage on 90th Street S.W. The City Public Works <br />department has identified the need for additional right- <br />of-way along 90th Street S.W. <br />The site will be served for water and sewer by the <br />Mukilteo Water District; plans must be approved by the <br />City and the District. <br />Conclusion: The City Public Works Department is requiring <br />the following: <br />full standard half street improvements to the full <br />frontage of 90th Street S.W. including but not <br />limited to curb, gutter, sidewalk and street widening <br />per City Design Standards; <br />dedication of 5 feet of right-of-way on 90th Street <br />S.W.; <br />sewer and water services to be installed to lots 1 <br />and 2; <br />and a paved driveway per City Standard 3.6 to be <br />installed <br />prior to granting final approval. <br />J. Flood Plain - Identification of short 'subdivision proposed <br />in the Flood Plain and compliance with requirements of <br />this ordinance and Ordinance No. 537-78 amended. <br />Finding: The subject property is. located in Zone "X" as <br />shown by the National Flood Insurance Program Map for the <br />City of Everett. Zone X refers to those properties <br />outside the extent of the 500 year flood. <br />Conclusion: Flood plain requirements do not apply. <br />i <br />NOW, THEREFORE, <br />PRELIMINARY APPROVAL of <br />following conditions: <br />3. <br />the City of Everett hereby GRANTS <br />Short Subdivision 112-92 with the <br />Lot design/configuration for this short subdivision shall <br />be as shown on the approved Preliminary Short Plat map <br />dated December 7, 1992, on file with the Planning <br />Department. Any changes in the design/configuration of <br />the lots or access will require approval by both the <br />Public Works and Planning Departments. <br />Detailed drawings in accordance with City Design and <br />Construction Standards shall be submitted to the Public <br />Works Department showing parking layout, landscaping, <br />utilities, storm drainage, temporary construction erosion <br />control, and all required improvements in the public <br />right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued. <br />All improvements shall be completed, approved and <br />warranted before final approval. <br />Full standard half street improvements are required to <br />90th Street S.W., including but not limited to, curb, <br />gutter, sidewalk, street widening transition and drainage <br />control per City Standards. <br />4. Any debris and/or fill material that was placed on the <br />subject property must be removed and ground elevations <br />returned to pre -fill elevations prior to final approval. <br />
