A summary of the previous proposal trip generation is included in Table 2. <br />Based on the existing zoning and building 1,900,000 SF of industrial park, the trip generation <br />resulted in approximately 1,306 less daily trips with 315 less PM peak -hour trips (256 <br />inbound/ -571 outbound) over what the sites current zoning could be built -out at under the <br />existing zoning and SWEEIS planned action. The trip generation calculations are included in <br />the attachments. <br />.New Proposed Mixed-use Zoning <br />Based on the new proposed rezone to mixed-use zoning would allow for 700 residential units <br />within the existing zoning and an increase from 400,000 SF to 714,000 SF of Industrial Park. <br />The 714,000 SF of Industrial Park is based on 44.9 acres and a FAR of 0.365 which is <br />consistent with the average for other industrial uses in the site vicinity. The following ITE <br />Land Use Codes and number of units were used to calculate the potential trip generation due <br />to the rezone: <br />• LUC 230 - Condominium — 225 units <br />• LUC 223 - Mid -Rise Apartments — 200 units <br />• LUC 210 - Single -Family Detached — 275 units <br />• LUC 710 - General Office — 35,000 SF <br />• LUC 720 - Medical -Dental Office —15,000 SF <br />• LUC 814 - Specialty Retail — 45,000 SF <br />• LUC 932 - High -Turnover Restaurant — 5,000 SF <br />• LUC 130 — Industrial Park — 44.9 Acres <br />It has been estimated that the new proposed rezone of the Cemex property would result in <br />11,087 daily trips with 1,313 PM peak -hour trips (485 inbound/828 outbound) total trips <br />generated based on the ITE trip generation (without credit for the existing CEMEX <br />Operation). Per the methodologies described within the ITE Trip Generation Handbook 2" d <br />Edition, the mixed-use trip generation excluding the industrial park component, takes into <br />account a 1% internal crossover reduction for ADT and 9% for the PM peak -hour to account <br />for trips between the proposed uses. A pass -by reduction of 43% was applied to the ADT and <br />PM peak -hour trip generation of the High -Turnover Restaurant. Also, for the specialty retail <br />portion of the development an industry standard 25% pass -by reduction was applied to both <br />the ADT and PM peak -hour trip generation. The trip generation calculations are included in <br />the attachments.
