Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department showing site <br /> parking layout, landscaping, utilities, storm drainage, and temporary <br /> construction erosion control. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All <br /> improvements shall be completed and approved/warranted before the <br /> Occupancy permit is issued. <br /> 3. The project must be designed and constructed in accordance with WWC/C <br /> Standards and Specifications. <br /> 4. Prior to commencement of construction or grading activity on the site, a <br /> fence must be constructed along the top-of-bank of the steep slope <br /> adjacent to the site. Removal of vegetation on the steep slope will not <br /> be permitted. <br /> 5. No information is available regarding the on-site water and sewer <br /> system. Since the building is only for equipment storage, sewer service <br /> presumably is not needed. Should in the future sewerage be required, <br /> the information shall be submitted to the City prior to the installation <br /> of any utility. <br /> 6. The Fire Marshall has indicated that, because the equipment building <br /> will be unoccupied and is only 360 square feet, installation of a fire <br /> hydrant is not required. <br /> 7. Plans and specifications for the emergency power fuel supply must be <br /> submitted to the Fire Marshal for review and approval. <br /> 8. A Fire Department permit for the installation of an above-ground <br /> flammable liquid storage tank must be obtained. A permit for storage of <br /> combustible liquids in excess of 25 gallons also is required. <br /> 9. The Fire Department recommends installation of a Fire Department rapid <br /> entry key box at the access gate. Please call 259-8726 for details. <br /> 10. Five feet of Type III landscaping must be provided around the perimeter <br /> of the site. Prior to issuance of any permits, the Planning Department <br /> must review and approve a landscaping plan which complies with all <br /> requirements of Section 35 of the Zoning Code. The landscape plan must <br /> include the information required in Section 35.100 of the Zoning Code. <br /> In addition, the location and height of rockeries and retaining walls <br /> and final grades on the site must be shown on the landscaping plan. <br /> Irrigation systems must be provided in all landscaped areas per Section <br /> 35.130 of the Zoning Code. A two-year maintenance assurance devise must <br /> be provided for the landscaping per Section 35.130 B of the Zoning Code. <br /> 11. City streets are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as <br /> directed by the Public Works Inspector. <br />
