Should the proposed land use designation be applied to other properties in the vicinity? <br />Would approval of this application constitute a granting of special privilege? <br />Response: Expansion beyond the present site is not anticipated nor encouraged. The special privilege <br />question is addressed by the fact that this request is driven by the need to make the existing facility <br />better able to serve the needs of its client base. Therefore the request is driven more by the need to <br />maintain viable service, not by seeking special privilege. The expansion is along 52nd Ave. and not <br />on South 3`d Ave. so there is not an impact on the residential character of the streetscape of South 3`d <br />Ave. <br />6. What impacts might there be on other properties in the vicinity, could compatibility be <br />assured? <br />Response: Residential properties nearby could be affected. It is recommended that if this request be <br />approved that certain measures be taken to ensure minimal impact on surrounding properties, as <br />presented below. <br />7. Would the change of the land use designation pressure other properties in the vicinity to do <br />the same? <br />Staff response: In this case that is unlikely. Nearby commercial uses would need to show need for <br />expansion as it would relate to their properties and activities, not based on this proposal which is <br />limited and addresses impacts on the neighborhood. <br />38 <br />5 <br />
