4 <br /> a. R-S zone: 10,000 square feet <br /> b. R-1 zone: 7,000 square feet <br /> c. R-2 zone: 6,000 square feet <br /> 4. The following size limitations apply to a detached ADU: <br /> a. Minimum floor area: 300 square feet <br /> b. Maximum floor area: 600 square feet <br /> c. Maximum number of bedrooms: A detached ADU may not have more than one <br /> bedroom. Any room other than a kitchen, bathroom, living room, dining room or <br /> utility room shall be considered a bedroom for the purpose of this standard. <br /> 5. A detached ADU shall include facilities for cooking, living, sleeping and sanitation. <br /> 6. A detached ADU shall not be located closer to the front lot line than the principal <br /> dwelling. <br /> 7. A detached ADU shall not exceed a height of 15 feet except when it is located above a <br /> garage, in which case the building height shall not exceed 25 feet. <br /> 8. The maximum floor area ratio (FAR) for any lot with a detached ADU shall be 0.50, <br /> including the principal dwelling, the detached ADU and any other accessory buildings, <br /> excluding a covered front porch on either the principal or detached ADU. <br /> 9. Any portion of a detached ADU consisting of living space shall have a minimum setback <br /> from the alley of five feet, however any portion of the detached ADU consisting of a <br /> garage or second story balcony may extend to the edge of the alley right-of-way. <br /> 10. For lots with an alley as a side property line,the minimum rear setback shall be five feet. <br /> 11. There shall be a minimum separation of 15 feet between the principal dwelling and <br /> detached ADU. The separation between the principal dwelling and detached ADU shall <br /> incorporate usable open space with a minimum area of 300 square feet. No accessory <br /> building, off-street parking, or driveway may be located within the required open space. <br /> 12. A detached ADU must comply with the following design standards: <br /> a. A detached ADU shall be designed to give the appearance that it is secondary to the <br /> principal dwelling. <br /> 11 <br /> 71 <br />
