4 <br /> b. A detached ADU shall match the architectural design, character, and style of the principal <br /> dwelling by using complimentary colors and finish materials. Siding and roofing <br /> materials shall be the same or visually match those used on the principal dwelling unit. <br /> c. The roof pitch shall be similar to the predominant roof pitch on the principal dwelling <br /> unit. <br /> d. Exterior trim shall be the same in type, style, design, size and location as the trim used on <br /> the principal dwelling unit. <br /> e. Windows shall be similar to those in the principal dwelling unit in proportion(width and <br /> height) and orientation(vertical or horizontal). <br /> f. Windows shall be located so as not to align with windows on adjacent properties. <br /> g. Buildings and windows shall be located to minimize the disruption of privacy and <br /> outdoor activities on adjacent properties. <br /> h. A weather-covered entry to a detached ADU shall be provided when its entry is visible <br /> from and within 50 feet an abutting street. <br /> 13. A property owner may apply for a modification of certain standards in order to convert a <br /> legally established building existing prior to the effective date of this section to a detached <br /> ADU. The following standards may be modified at the discretion of the Planning Director if <br /> the modification of such standards will not result in a greater impact to the neighborhood, <br /> including impacting views from neighboring properties,than is caused by the existing <br /> building: <br /> a. Maximum floor area, provided that the floor area of the existing building was greater <br /> than 600 square feet prior to the effective date of this section and the modification does <br /> not add more square footage to the existing building other than as may be required to <br /> meet applicable building codes. <br /> b. Building height if the height of the existing building was greater than allowed by this <br /> section prior to the effective date of this section. <br /> c. Minimum separation between buildings provided the distance between the existing <br /> building and the principal dwelling unit is not decreased. <br /> d. Roof pitch if the existing roof pitch is not similar to the predominant roof pitch of the <br /> principal dwelling unit and any proposed changes to the roof pitch would result in it more <br /> closely matching that of the principal dwelling unit. <br /> e. Siding and/or roofing materials provided that the existing materials do not match those <br /> used on the principal dwelling unit. <br /> f. Setback from rear property line (alley). <br /> 12 <br /> 72 <br />
