A. Developments containing more than three dwelling units shall <br /> be required to provide building facade modulation on all <br /> facades in accordance with the standards listed in this <br /> paragraph. For multiple-family dwellings located in the <br /> Core Multiple Family Area indicated on Map No. 21-1 , <br /> building facade modulation shall be required only on facades <br /> facing abutting streets and on facades facing abutting R-1 <br /> and R-2 zoned properties. <br /> 1 . Maximum wall length without modulation = 30 feet <br /> 2 . Minimum modulation depth = 3 feet <br /> 3 . Minimum modulation width = 8 feet <br /> The Planning Director, using Review Process II.A, may <br /> approve other methods proposed by the applicant which <br /> provide building facade surface variation or articulation <br /> effects which are equivalent or superior to the modulation <br /> requirements of this Section. <br /> SECTION 6: Section 15 .060 of Ordinance 1671-89 is hereby repealed. <br /> SECTION 7: Section 15.090.D of Ordinance No. 1671-89 , as amended by <br /> Ordinance No. 1729-90 , which reads: <br /> D. Parking may be located between a building and a side lot line <br /> which is not a street side lot line provided it is not located <br /> within the required front yard setback area and is screened from <br /> direct street view by fencing and/or landscaping The parking <br /> area shall be separated from the side property line by a solid <br /> fence at least five (5) feet in height above the grade of the <br /> parking lot. As an alternative to the screening fence, the <br /> applicant may provide landscaping which provides and maintains an <br /> adequate visual screen of the parking area from adjoining <br /> residentially zoned property and streets. Parking may be located <br /> between a building and the street side lot line on a corner lot <br /> provided that it is not located in the required setback area and <br /> that it is screened from direct street view by a landscaped side <br /> yard, which may include fencing in combination with landscaping <br /> to provide an effective and attractive visual screen between the <br /> street and parking area.
