to provide an effective and attractive visual screen between the <br /> street and parking area. The height of any such fence shall not <br /> exceed four (4) feet. When off-street parking is located beneath <br /> the building in the Core Multiple Family Area and also encroaches <br /> into the interior side setback area, the landscaping required by <br /> Table 35-1 within the area used by the parking area may be waived <br /> provided that the screening fence required by this section is <br /> provided. <br /> SECTION 8: Section 15.090.E of Ordinance No. 1671-89 , as amended by <br /> Ordinance No. 1729-90 , which reads: <br /> E. Parking shall not be permitted in front of any building which has <br /> alley access from the rear, unless specifically authorized by the <br /> Planning Director due to severe limitations caused by the slope <br /> of the property. Under such circumstances, parking may be <br /> located between a building and a front property line provided <br /> that it does not occupy any portion of a required front yard <br /> setback area and that it is screened from direct view by a <br /> landscaped front yard, which may include fencing in combination <br /> with landscaping to provide an effective and attractive visual <br /> screen between the street and parking area. The height of any <br /> such fence shall not exceed four (4) feet. <br /> is hereby amended to read: <br /> E. Clinics and medical related activities within a <br /> building containing not more than 40 ,000 square feet <br /> gross floor area for non-residential used, except that <br /> in "C" overlay zoned areas located south of 43rd Street <br /> the maximum gross floor area for non-residential use <br /> shall not exceed 20 , 000 square feet. <br /> is hereby amended to read: <br /> A.
