• <br /> r , <br /> A. Permitted Uses. <br /> 1. Any use permitted in the underlying R-4 or R-5 zones, <br /> subject to the standards of the underlying zone which <br /> are listed in the Use-Standards Table, except as <br /> otherwise provided by Section 16.040.A.2 and <br /> 16 .040.A. 3 . <br /> 2. Clinics and medical related activities within a <br /> building containing not more than 20,000 square feet <br /> gross floor area of non-residential space devoted to <br /> clinic or medical related activities. Clinic and <br /> medical related activities need not be located in a <br /> building containing a mix of residential and clinic or <br /> residential and medical related uses. <br /> 3 . Offices, provided that the maximum gross floor area in <br /> a building permitted to be used for offices shall not <br /> exceed 20,000 square feet. Offices need not be located <br /> in a building containing a mix of residential and <br /> office uses. <br /> SECTION 12: Section 22 .020 of Ordinance No. 1671-89 is amended by <br /> the addition of the following: <br /> G. Pedestrian Skybridges. Skybridges or pedestrian walkway <br /> which are elevated above grade and cross a public street or <br /> alley right-of-way shall be prohibited in areas designated <br /> as Pedestrian Oriented Street Frontage by Map No. 28-4, and <br /> may only be permitted outside the areas designated by Map <br /> No. 28-4 when approved by the Planning Director, using <br /> Review Process II.B, after consultation with and approval by <br /> the City Engineer. <br /> SECTION 13: Section 27.020.A of Ordinance No. 1671-89, which reads: <br /> 1. Prefabricated metal buildings and buildings with corrugated <br /> metal siding shall be prohibited. Exterior building finish <br /> for buildings located within three hundred (300) feet of <br /> residentially zoned properties shall be approved by the <br /> Planning Director, using Review Process II.A. <br /> 2. Buildings with exterior walls greater than sixty (60) feet <br /> in length shall be required to provide architectural <br /> modulation, in accordance with the following standards: <br /> a. Minimum modulation depth = 5 feet <br /> b. Minimum modulation length = 15 feet <br /> c. Maximum modulation length = 60 feet <br /> d. Minimum height of modulation = 50% of height of facade <br /> 3. Exterior building materials shall be selected so as not to <br /> project or reflect natural or artificial lighting or glare <br /> into residential areas. <br /> 7 <br />
