• 3 . Other information which is relevant and necessary to make a determination as to the validity of the request for modification. Such additional information may include parking studies and traffic surveys for the proposed project vicinity and data concerning the actual parking demand of other similar uses. C. In approving a request for the modification of the number of required off-street parking spaces, the Review Authority may require that a transit stop be located on the subject lot in order to promote use of public transit and to justify a reduction in the required number of parking spaces. is hereby amended to read: 34.070 Modification of Parking Requirements. A. An applicant may request a modification of the parking requirements of this Ordinance. The Review Authority and review process shall be based upon the following criteria: 1. Uses which are reviewed using Review Process III or V shall have requests for a modification of parking requirements considered during the review process for that use. 2. Variances requesting a reduction of parking requirements by more than ten percent, which are not being considered concurrently with a use which requires Review Process III or V shall be considered using Review Process IV. 3 . Requests for a modification of parking requirements of not more than ten percent may be reviewed by the Planning Director using Review Process II.B, subject to the following requirements: a. The Planning Director may approve a request for such a modification only if such a request is supported by the City Traffic Engineer, based upon information or documentation contained in a parking analysis, as may be required by the Traffic Engineer. b. The Planning may not approve a modification of parking standards for residential uses. c. The decision of the Planning Director on a request to modify parking requirements shall be subject to appeal to the Hearing Examiner, as provided in Subsection 41 .180. d. In approving a request for a modification to reduce parking standards by not more than ten percent, the Planning Director shall not be required to make the findings required for variances, described in Section 41 , but shall issue written findings which are substantiated by the information required by Subsection 34.070.B.
