REQUEST FOR PROPOSALS <br /> General Contractor/Construction Manager Services for <br /> �, Water Pollution Control Facility Expansion-Phase C <br /> 2. GG/CM_Challe_nges: Identify and discuss key challenges and issues in <br /> using the GC/CM process and how your firm would manage those <br /> challenges and issues on this Project. Specifically address at least the <br /> following issues: <br /> a. Your Project Team's understanding and knowledge of <br /> Washington State GC/CM contracting as authorized by <br /> Chapter 39.10 RCW and how such knowledge, along with <br /> your experience with non-GC/CM projects (i.e., CM@Risk or <br /> CM/GC) would enable you to successfully complete .the <br /> GC/CM project described in this RFP. <br /> b. A discussion of the advantages and disadvantages for this <br /> project of considering use of either of the early subcontract <br /> bidding options permitted in RCW 39.10.370 (2) and (3). <br /> c. A discussion of the advantages and disadvantages for this <br /> project of considering early selection of the mechanical <br /> and/or electrical subcontractors as authorized by RCW <br /> 39.10.385, and how you would ensure a reasonable <br /> negotiated subcontract cost. <br /> d. Early procurement of equipment: long lead procurement <br /> packages to meet the project schedule <br /> e. Role of, and differences between Negotiated Support <br /> Services costs and specified General Conditions costs in the <br /> GC/CM Agreement. <br /> f. How your firm would administratively manage, track, and <br /> invoice for the various separate cost categories that <br /> comprise the Total Contract Cost. <br /> g. The risks your firm would identify, and the strategies you <br /> would employ, in successfully negotiating a MACC <br /> acceptable to the Owner and within the Owner's budget. <br /> 3. Relationships: Elaborate on how your team will work to establish <br /> productive relationships with the owner, design team and third parties. <br /> Provide examples of community outreach programs and successful <br /> communication techniques used on similar projects. <br /> 4.
