8. On-site water rrain will be staked within an easement to the City.The easement will be <br /> submitted to th,= City prior to issuance of permits. <br /> 9. As-Ibuilts of storm sewer, sanitary sewer, and water systems will be required to be submitted <br /> per Design and Construction Standards and Specifications for Development. <br /> 10. Stormwater management on the site shall be in substantial compliance with the submitted <br /> Storm Site Plan, dated 2/11/2010 as amended by the memo from David Evans and Associates <br /> dated November 30, 2011. (This memo concerns a temporary stormwater connection to <br /> Glenwood Ave.) Final construction drawings shall be submitted to and approved by the City <br /> prior to building permit issuance.These drawings shall demonstrate that the proposed <br /> stormwater management facilities and practices are also in compliance with City design policies <br /> current on 2/12/2010 and either the City's 1997 Stormwater Management Manual (as updated <br /> in 1.999 and 2000), or the City's 2010 Stormwater Management Manual (effective date <br /> 2/15/2010). <br /> 1.1. A Construction Stormwater General Permit, administered by the Department of Ecology,will be <br /> required for this project.Additional information as well as an application form can be found on <br /> the DOE website at: <br /> \vww.ecy.wa.gov/programs/wq/stormwater/construction/ <br /> 12. Construction of a frontage sidewalk along Glenwood Avenue is required. The sidewalk shall be a <br /> minimum of 8' in width and located adjacent to the existing curb line. It shall extend from the <br /> end of the existing sidewalk south of the Fire Station southward along the full length of the <br /> Glenwood Ave rrontage along proposed tract 996. The sidewalk shall provide at least 6' of <br /> clearance around the existing utility poles or any other existing obstructions. For the remainder <br /> of the property's Lot 3 frontage south to Sievers-Duecy Blvd,the street improvement shall <br /> consist of a 10'wide planter strip adjacent to the curb and a 7'wide sidewalk. <br /> Detailed plans for frontage improvements on Glenwood Ave. shall be submitted in conjunction <br /> with the first application for construction permits on the site. The timing of installation of <br /> frontage improvements shall be consistent with the letter from the City Engineer dated <br /> -November 30,: 011. <br /> 13. Applicant/property owner shall be responsible for completion of Associated Blvd.from Industry <br /> Street to Merrill Creek Pkwy. This work must include the final lift of pavement and sidewalks on <br /> both sides, plus completion of any roadway appurtenances like signing and illumination. The <br /> timing of installation of frontage improvements shall be consistent with the letter from the City <br /> Engineer dated November 30,2011. <br /> 1.4. Access for all lots shall be taken from Associated Blvd.with no access to Merrill Creek Parkway <br /> or Glenwood Ave. <br /> 15. Access to Lot 1 must be aligned with Industry St. <br /> a.
