Service areas (loading docks, trash dumpsters, compactors, recycling areas, <br /> and mechanical equipment areas) shall be located to avoid negative visual, noise, <br /> odor, or physical impacts on the street environment and adjacent residentially zoned <br /> properties and to residential units on the subject property. The city may require <br /> evidence that such elements will not significantly impact neighboring properties or <br /> public areas. (For example, the city may require noise damping specifications for <br /> fans near residential zones.) <br /> 2. Service areas must not be visible from the sidewalk and adjacent properties. <br /> Where the city finds that the only option for locating a service area is either visible <br /> from a public right-of-way or space or from an adjacent property, the area must be <br /> screened with either landscape or structural screening measures provided in the <br /> regulation in subsection E.7 of this section. <br /> 3. Ground-mounted mechanical equipment must be located and screened, if <br /> necessary, to minimize visual and noise impacts to pedestrians on streets and <br /> adjoining properties. <br /> 4. Roof mounted mechanical equipment must be located and screened so the <br /> equipment is not visible within one hundred fifty feet of the structure when viewed <br /> from the ground level of adjacent streets or properties. Match the color of roof <br /> mounted equipment with the exposed color of the roof to minimize visual impacts <br /> when equipment is visible from higher elevations nearby. <br /> Figure 318.070-6.
