Zones Cl and C2 allow r ;? <br /> building heights up to 80 feet. Future development in areas - <br /> with these zones may affect views from the site. If Topography <br /> The site slopes generally from south to north. There is approxi- <br /> mately 40 feet of elevation difference. The majority of the cen- <br /> tral part of the site is relatively flat, with slopes between 1% Trees, upper parking lot, and slope down <br /> and 5%. Steep slopes, greater than 25%, separate the east to athletic fields <br /> parking lot plateau from the baseball/softball fields below. <br /> Earth berms at the center and west edge of the site, as well as <br /> parts of the northwest and northeast corners of the site, have -� <br /> slopes greater than 25%. The southeastern corner of the park, , <br /> east of Summit Avenue, slopes gently to the northeast with Py <br /> slopes greater than 25% located beyond the property line to <br /> the east. The highest point on the site is along the south prop- 1 <br /> erty line from Highland Avenue to the southeast property cor- <br /> ner. The lowest point is in the northwest corner of the site east is <br /> of Chestnut Street and south of 17th Street. There is limited [4'1-1'1 <br /> visibility to this corner of the site from other parts of the park. _ <br /> Views River view across athletic fields <br /> The Cascade Mountains are currently visible from most areas <br /> of the site. The Snohomish River is visible through the trees in <br /> winter from the highest elevations in the park. Lower level views of the adjacent commercial <br /> area to the north are not aesthetically pleasing. <br /> There is little vegetation within the park to block or control <br /> views from the surrounding neighborhood or from within the <br /> site itself allowing for good surveillance; however, the area at <br /> the south edge of the athletic fields is somewhat hidden from <br /> view due to steep topography and buildings.
