The impact of traffic generated by the proposed use on the surrounding <br /> area, pedestrian circulation and public safety; and the ability of the <br /> proponent to mitigate such potential impacts. <br /> Finding: The facility will be unmanned. Other than some truck traffic during <br /> initial setup and construction, the facility will not generate a significant amount of <br /> traffic and will not affect pedestrian circulation or public safety. <br /> Conclusion: There will be no adverse traffic impacts generated by the proposal. <br /> 4. The provision of adequate off-street parking, on-site circulation, and site <br /> access. <br /> Finding: The facility is located within a site that is developed with an existing <br /> parking lot serving an existing clinic building. One parking stall would be <br /> eliminated by the facility. The existing building is approximately 1,200 square <br /> feet in area, with a parking requirement of six stalls (one stall per each 200 <br /> square feet of floor area), With the proposed project, the site will have seven <br /> parking spaces, which satisfies the parking requirement for clinics. On-site <br /> vehicle and pedestrian circulation will be adequate, as shown on the site plan. <br /> Conclusion: Adequate off-street parking, circulation and site access will be <br /> provided. <br /> 5. Compatibility of proposed structures and improvements with surrounding <br /> properties, including the size, height, location, setback and arrangement of <br /> all proposed buildings and facilities, especially as they relate to light and <br /> shadow impacts on more sensitive land uses and less intensive zones. <br /> Finding: The proposed wireless communication tower will be located in the back <br /> of a parcel zoned for commercial use. The abutting properties are developed <br /> with commercial uses and are all zoned B-2. There is existing landscaping on <br /> the south property line, and a wetland to the west of the site, on Costco property. <br /> 19th Avenue SE is approximately 200 feet east of the site. <br /> The closest residential zone is located approximately 500 feet east of the site, <br /> within Snohomish County jurisdiction. <br /> Conclusion: The proposed tower is sufficient distance from any residential <br /> structures or gateway corridors so as to not generate any adverse impacts. All <br /> abutting properties are zoned for commercial uses and are either undeveloped, <br /> or developed with commercial uses. <br /> 6. The number, size and location of signs, especially as they relate to more <br /> sensitive land uses. <br /> Finding: No signage is proposed. <br /> Conclusion: Not applicable. <br /> 2 S' <br />
