" <br /> A Plat consisting of up to 47 single family lots would <br /> be provided adjacent to the Plat of Edgemoor Heights to <br /> provide a transition to the higher densities on the southern <br /> portion of the site. The proposed single family lots provide <br /> a buffer/transition area consisting of the same housing type <br /> abutting the existing homes. The lots would be a minimum of <br /> 12 , 500 square feet where they abut the Plat of Edgemoor <br /> Heights (the minimum lot size in the R-S zone) and a minimum <br /> of 5,000 square feet in the remainder of the single family <br /> plat area. <br /> An approximately 200 foot buffer would be provided <br /> adjacent to the Plat of Harbor Ridge (a cul-de-sac/turnaround <br /> would extend into portions of that buffer) , a 50 foot buffer <br /> is proposed adjacent to the Dilgard and Seaway Center <br /> properties, and a 120 foot buffer would be provided adjacent <br /> to the south property line of the Zevenbergen property. <br /> Two-story townhouse units would be provided adjacent to these <br /> buffers to provide a greater transition to the existing single <br /> family homes in the Plat of Harbor Ridge and the Zevenbergen <br /> property. <br /> The buffers would consist mostly of existing vegetation, <br /> 1 with supplemental plantings to provide screening. Portions of <br /> the buffers (approximately 10 to 20 feet) would be cleared <br /> to allow constructions of the buildings, etc. and would be <br /> replanted. <br /> CONCLUSION <br /> The single family lots provide a better transition from <br /> the existing single family homes in the Plat of Edgemoor <br /> Heights than landscape buffers. <br /> The remaining buffers and transitions in unit type, which <br /> include the townhouse units, are adequate to provide <br /> 13 <br />
