the most advantageous future development of adjacent tracts. <br /> Access could be provided to the adjacent properties either <br /> through a public roadway or through an easement access. <br /> Provision of an easement access would limit the number of <br /> units that could be constructed on the adjacent site. <br /> Mrs. Dilgard owns a parcel of land northwest of the <br /> Merrill Creek property. A portion of her site (one single <br /> family house) has access to the north through Narbeck Avenue. <br /> However, Merrill and Ring Creek and a large ravine run through <br /> the middle of Mrs. Dilgards's property and currently there is <br /> no legal access to the majority of the site located east of <br /> the ravine. <br /> Provision of easement access through Merrill Creek's site <br /> to the Dilgard property, rather than a public roadway, would <br /> require less grading in an area with steep slopes, but would <br /> limit the number of units which could be constructed on Mrs. <br /> Dilgard's property. Current subdivision codes state that up <br /> to four single family homes can take access off an easement <br /> access. An easement access should be provided through the <br /> Merrill Creek site to Mrs. Dilgard's property. <br /> The Zevenbergen property is a single lot located north of <br /> Phase 1 and east of Phase 4. The Zevenbergen property has <br /> frontage and legal access on Glenwood Avenue. However, the <br /> site is bisected by three ravines with Glenwood Creek stream <br /> channels which run north and south. Between the ravines lie <br /> three plateau areas. The Zevenbergens currently have a <br /> single family house in the plateau area nearest Glenwood <br /> Avenue. Because of the steep slopes and the existence of <br /> environmentally sensitive areas, including wetlands in the <br /> ravines, access from Glenwood Avenue to the two buildable <br /> plateaus to the west would be difficult, if not infeasible. <br /> Development of the property with access through Merrill <br /> Creek may be difficult.
