i I <br /> The Applicant will be paying property taxes, which are <br /> estimated at approximately $784 ,550 . These would be shared by <br /> the State, Snohomish County and the City of Everett, with <br /> approximately $249, 238 generated for the City of Everett <br /> General Fund each year. Additional taxes would be indirectly <br /> received by the City from indirect sources such as sales tax, <br /> gasoline taxes, etc. <br /> CONCLUSIONS <br /> The proposal will impact all public services. Taxes <br /> generated by the proposal would offset the impacts to an <br /> unknown extent. <br /> FINDINGS <br /> Assurance Devices: Two types of assurance devices are <br /> necessary to ensure conformance with the landscaping and <br /> clearing provisions of the proposal . One type of assurance <br /> device would be used to ensure that all required revegetation <br /> of cleared areas is completed. The second type of assurance <br /> device would be used to ensure, to the extent possible, that <br /> vegetation in the native growth protection easement areas is <br /> not cleared. <br /> Landscaped Areas. The City's newly adopted Zoning Code <br /> includes a section on Assurance devices, the intent of which <br /> is to ensure the completion and continued maintenance of <br /> required improvements. The Applicant has proposed that this <br /> text be included verbatim in the Concomitant Agreement. The <br /> II <br /> language would allow the Planning/Community Development <br /> Director to require performance and maintenance insurance <br /> devices such as bonds and set asides. The language has been <br /> 1 included in the concomitant agreement. <br /> Native Growth Protection Easement Areas. The Applicant <br /> has submitted a list of commitments to ensure protection of <br /> the Native Growth Protection Easement Areas. These include <br /> measures to be taken during design, during construction, and <br /> 30 <br /> II <br />
