She submitted that the density of the site will obviously <br /> impact traffic and the future development around Silver Lake. <br /> According to her, a more reasonable density of this site would be 15 <br /> units per acre. (Vandeventer testimony) <br /> Parking <br /> 41. Three hundred and six parking spaces are required for the development <br /> of the site. This is the exact number the Applicant has proposed. <br /> (Ervine testimony) <br /> Other Issues <br /> 42. On-site is a house identified as "St . Peters House". This is an older <br /> structure that has existed many years. The Everett Historical Society <br /> determined that the house may have some historical significance. <br /> (Ervine testimony) <br /> 43. The Applicant reviewed the "St. Peters House" and estimated that 80% to <br /> 90% would have to be rebuilt because of the poor condition of the <br /> house. This remodel could impact the historical development of the <br /> house. The Applicant indicated,. in lieu of the remodel, that they are <br /> willing to place a bronze plaque on the project site describing St. <br /> peters' contribution to the community. (staff report) <br /> 44. With dedication of park land along Silver Lake, recreational amenities <br /> will be available from the site- The shoreline will be improved with <br /> fill of approximately 600 cubic -yards of washed course sand and the <br /> boardwalk pier structure will eventually be developed from the subject <br /> property's north property line to the south property line. These <br /> on-site amenities, plus the wetlands and the proposed tot lot within <br /> the development, will satisfy the recreation demands for the <br /> development of the site. (staff report) <br /> 45. A letter was submitted by the Everett School District stating that <br /> children from the site may be bused to Monroe School. As a result, the <br /> children who are bused will have to be provided a bus access on 23rd or <br /> 24th Dr. S.E. (staff report) <br /> 46. The owner of the property on 23rd Dr. S.E. refused to provide an <br /> easement for bus access. The Applicant did submit, however, that the <br /> 24th Dr. S:E. easement may be acquired. The Applicant indicated that <br /> he would be willing to pay $5,000.00 toward access easements if the <br /> City would acquire the easement by purchase or condemnation. (staff <br /> report) <br /> 47. No interior school bus pick up is proposed. The City did state that <br /> there may be a school bus turn out for use of the children off S.R. <br /> 527.
