000008 <br /> Bay Ridge Development <br /> SMA 7-88 <br /> Page -15- <br /> This plan must show at a minimum a) 5% of the interior space of the <br /> parking area landscaped; b) a 10 foot wide landscaped area adjacent to <br /> all street frontages; c) a 15 foot wide landscaped corridor along the <br /> northern and eastern edges of the property next to the single family <br /> zoned property; d)• a minimum of a 5 foot high landscaped corridor on <br /> the south side of the project consisting of evergreens, deciduous <br /> trees, shrubs and ground cover shall be provided. The developer will <br /> preserve evergreen trees on site as depicted on the tree inventory. At <br /> the time of issuance of grading permits, all trees to be preserved and <br /> the wetland area shall be clearly identified, marked, and roped off to <br /> prevent accidental destruction. Additional plantings must be provided <br /> in the wetland buffer area to Department of Ecology specifications. <br /> The developer shall also provide a $10,000 bond for five years or set <br /> aside an amount that will be used for restoration if vegetation <br /> proposed for preservation is damaged or removed, or if the wetland is <br /> damaged. <br /> 8. A detailed site plan addressing all of the Department of Ecology's <br /> (DOE) wetland concerns shall be approved by DOE prior to issuance of <br /> any development permits for this project. <br /> 9. The tot lot shall be centrally located ,for adequate parental <br /> supervision. <br /> 10. Detailed drawings in accordance with City Design and Construction <br /> Standards shall be submitted to the Public Works Department showing <br /> site parking layout, landscaping, utilities, storm drainage, temporary <br /> construction erosion control, and all required improvements in the <br /> public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All <br /> • <br /> improvements shall be completed, approved and warranted before the <br /> Occupancy Permit is issued. <br /> 11. Dedication of right-of-way on S.R. 527 is required per the Silver Lake <br /> Traffic Study on the proposal's full frontage. <br /> 12. A five year performance guarantee is required for the full construction <br /> of street and utility improvements to the frontage of S.R. 527. <br /> 13. The Applicant will be required to sign a Local Improvement District <br /> Covenant for street improvements to S.R. 527. <br /> 14. The Silver Lake frontage and shorelands must be dedicated to the City <br /> by a statutory warranty deed. <br /> 15. The City may, at some time in the future, restrict turning movements to <br /> right turn only for ingress and egress if problems develop on S.R. <br /> 527. Any City action taken to restrict ingress and egress shall be a <br /> condition of this Permit. <br /> 000059 <br />
