Perimeter Treatment <br /> Finding: The Snohomish County Shoreline Master Program <br /> (SCSMP) requires the perimeter of all landfills to be <br /> provided with some means to control erosion, such as <br /> vegetation retaining walls or other mechanisms. <br /> Conclusion: This requirement will be included as a <br /> condition of this shoreline permit. <br /> D. Piers <br /> Finding: All non-commercial piers are required by the SCSMP <br /> to not extend into the river more than 50 feet and be no longer <br /> than one-half the lot width. <br /> Conclusion: This shoreline permit will be conditioned to <br /> reflect this requirement. <br /> E. Signs <br /> Findings: The SCSMP requires anyone proposing for a free <br /> standing sign to demonstrate that it is infeasible or <br /> impractical to mount the sign flush on a building. <br /> Conclusion: The Parks Department will provide documentation <br /> prior to Planning Commission making a decision on this proposal. <br /> F. Utilities <br /> Finding: All utility services provided for the park she <br /> be undergrounded to comply with Snohomish County Shorel. <br /> Master Program general Regulation #3 (Utilities p F-66). <br /> Conclusion: This will be a condition of approval for the <br /> instant application. <br /> G. Shoreline Access <br /> Finding: The proposed project site has approximately 4,800 <br /> feet of frontage on the main channel of the Snohomish River. <br /> Conclusion: Public access adjacent to the Snohomish River <br /> must be provided by the applicant. <br /> H. Zoning <br /> Finding: The zoning of the subject property is <br /> Commercial/Industrial Flood Fringe which requires: <br /> a. The first floor of all structures to be two (2) feet <br /> above the regulatory flood protection elevation. <br /> b. The fill to be two (2) feet above the regulatory flood <br /> protection elevation for a distance of fifteen (15) feet <br /> beyond all structure in any direction. <br /> c. Beyond fifteen (15) feet from any structure the fill to <br /> be no lover the one (1) foot below the regulatory flood <br /> protection elevation. <br /> 3 <br /> —3— <br />
