In <br /> response to the application submitted, the plans have been examined and you are advised that <br /> additional corrections are required. Please submit two sets of drawings with a response letter <br /> indicating how corrections are resolved on the plan set. <br /> General <br /> 1. Per the October 9, 2014 letter from the City of Everett, the use of the structure is <br /> recognized as a duplex. <br /> a. Although the use is recognized as a duplex, the construction would have been <br /> required to meet applicable building codes at the time of the conversion from a <br /> mixed use commercial structure to a duplex, per IPMC section 702.4. <br /> i. In 1974, the first floor had a certificate of occupancy as retail, according <br /> to City of Everett records. This is also supported by phone records from <br /> the Polk directory. <br /> ii. In 1975, a single unit apartment was recognized by Snohomish County <br /> Assessor's Office. <br /> iii. In 1980, the structure was recognized by Snohomish County Assessor's <br /> office as a duplex, which is supported by the Polk directory. At that time, <br /> the applicable building code for adding a residential unit to the building <br /> was the 1979 Uniform Building Code (UBC), which required egress <br /> windows, per section 1204, attached. <br /> b. If possible, for clarity, please number the bedrooms from the main entry, which <br /> for both units is northeast corner. <br /> 2. Previous comment. Sheet 1 of 4 on the structural drawings should be updated to <br /> indicate that there are two apartment units, instead of a main floor and loft. <br /> 31f <br />
