On the second floor, one bedroom can be grandfathered as existing non-conforming <br /> without meeting the minimum egress window requirements in the Uniform Building <br /> Code. The other two bedrooms will require an exterior egress opening of minimum 5.7 <br /> square feet, per the 1979 Uniform Building Code (UBC), which required egress windows, <br /> per section 1204, attached. <br /> 2. On the first floor, all bedrooms should be shown on the plans to meet the 1979 UBC <br /> egress window requirements. <br /> a. The room noted as Bedroom #2' will not be able to be recognized as a <br /> permitted bedroom, since the egress window does not meet the minimum <br /> requirements per the 1979 UBC, and the window is located on a property line. <br /> Please indicate the closet as being removed and change the room name to <br /> something other than bedroom, such as"den" or"nook". <br /> 3. The utility/laundry room on the second floor should indicate the washer exhaust fan <br /> through the roof, since it cannot penetrate the south wall on the property line.
