3. Previous comment pplicable codes should be shown or,—vhitectural sheet Al of 3,
the new cover sheet, to include the 2012 Washington State Energy Code, and the 2012
International Property Maintenance code, in addition to the 2012 International
Residential Code.
4. Previous comment Please identify the total square foot floor area of the building under
the scope of the permit on sheet A 1 of 3, the new cover sheet.
5. Previous comment. Please identify the total number of residential units, and identify the
units on sheet Al of 3, the new cover sheet.
6. Previous comment Please update the previously submitted site plan to indicate a
duplex instead of the references to a triplex and to a single family structure.
Construction
1. On the second floor, one bedroom can be grandfathered as existing non-conforming
without meeting the minimum egress window requirements in the Uniform Building
Code. The other two bedrooms will require an exterior egress opening of minimum 5.7
square feet, per the 1979 Uniform Building Code (UBC), which required egress windows,
per section 1204, attached.
2. On the first floor, all bedrooms should be shown on the plans to meet the 1979 UBC
egress window requirements.
a. The room noted as Bedroom #2' will not be able to be recognized as a
permitted bedroom, since the egress window does not meet the minimum
requirements per the 1979 UBC, and the window is located on a property line.
Please indicate the closet as being removed and change the room name to
something other than bedroom, such as"den" or"nook".
3. The utility/laundry room on the second floor should indicate the washer exhaust fan
through the roof, since it cannot penetrate the south wall on the property line. The
dryer exhaust should also be shown as exhausting through the roof.
All codes cited refer to the 2012 International Residential Code (IRC), 2012 International
Property Maintenance Code (IPMC), the 2012 International Fire Code (IFC), and the 2012
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett. These comments address building issues only. Additional revisions or
additions may be required by other departments (such as Utilities, Traffic, Planning or Fire). All
required submittals must be of sufficient detail and information to ensure that the proposed
structure will be constructed in compliance with all adopted codes.
Sincerely
M Ha RA
Plan Review Architect, 425-257-8813
cc: Mr.;r&an Finrow, owner
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax (425) 257-8882
