➢ If suitable soils exist on the site, underground infiltration systems (e.g., infiltration trenches) or <br /> surface storm water infiltration systems (e.g., splash blocks, pervious pavers, or surface ponding <br /> areas and/or swales) may be used to avoid creating hydraulically-connected impervious area from a <br /> storm water detention standpoint. Section 3-2.2 of the City's Stormwater Management Manual lists <br /> site and design criteria that must be met. <br /> ➢ From a storm water detention standpoint, for an impervious area to be considered hydraulically- <br /> disconnected, storm water runoff from the 100-year, 24-hour storm must be fully retained and/or <br /> infiltrated — without resulting in significant potential for adverse effects from the infiltrated water <br /> (such as slope saturation or migration to crawlspaces and/or basements). However, if the on-site soils <br /> cannot support fiill intiltration of the 100-year, 24-hour storm, partial infiltration may still be feasible <br /> to meet allowable storin water release requirements. <br /> 21. All storm water facilities shall be designed in accordance with applicable City standards and/or <br /> design policies. <br /> 22. Per City policies due to the proximity of the site to environmentally sensitive areas, seasonal <br /> limitations may be placed on land alteration activities. Land alteration activities are defined in the <br /> City's Desi�n and Construction Standards and Specifications as clearing, grubbing, excavation, <br /> filling, grading, and stockpiling. Determination of the exact seasonal limitation period requires site- <br /> specific information generally not available until the project design stage. However, preliminary <br /> analysis using the information available at this time indicates that land alteration activities on the <br /> project site may be restricted to the period between April 1 and October 1. <br /> 23. All chemicals or products of a hazardous or toxic nature that may be used or stored on the site must <br /> be stored under cover and isolated from the storm drainage system. <br /> 24. If vehicles or equipment will be washed and/or steam cleaned on this site, a designated wash area <br /> must be provided for these activities. The area must be covered, paved with Portland cement <br /> concrete, hydraulically isolated from the storm drainage system, and must drain to the sanitary sewer <br /> through a baffle-type oil/water separator. A discharge authorization from the City's Industrial <br /> Pretreatment Prograin may be required for the connection to the sanitary sewer. Wastewater from <br /> washing operations inay not be discharged to the storm system. <br /> 25. Table 1-5.7 of the City's Stormwater Management Manual contains an error in the"n" values for <br /> sheet flow. The column of values should read "0.011, 0.05, 0.15, 0.24, 0.41, 0.13, 0.40, 0.80". <br /> 26. Parking must be per City Zoning Code and City Design and Construction Standards and <br /> Specifications. For the 26,801 square feet of manufacturing space, a minimum of 45 parking spaces <br /> must be provided. <br /> 27. A pedestrian circulation system for the site must be approved by the Planning Director and Traffic <br /> Engineer prioi-to the isst�ance of any building permits. Walkways must allow pedestrians and <br /> wheelchairs to gain easy access from sidewalks and bus stops to building entrances through the use of <br /> paths which are physically separated from vehicle traff ic and maneuvering areas. (See the city's <br /> Design and Consti•t�ction Standards and Specifications Manual and Section 39.165 of the Zoning <br /> Code.) <br /> // / <br /> / <br />
