PLANNING COL^4IF.SION REPORT TO CITY COUNCIL <br /> Larsen Road (109th St. S.E.) between <br /> 7th Avenue S.E. and Interstate 5 <br /> Rezone #3-83 <br /> Applicant: Gordon & Jeannette Morrow <br /> 1002 - 109th Street S.E. <br /> Everett, WA 98204 <br /> Relationship of Applicant: Owner of 5 acres vacant land in the <br /> annexation area. <br /> • Location of Project: East of Larsen Road between 7th Avenue <br /> S.E. and I-5, north of 112th Street S.E. <br /> Size: 15 acres <br /> Requested Action: Comprehensive Plan land use designation of <br /> Single Family Residential, and Zoning <br /> designation of Single Family Low Density <br /> Residential (R-1) to become effective upon <br /> annexation to the City. <br /> Existing Land Use/Zoning: The area is within the Paine Field <br /> Comprehensive Plan study area. Land use <br /> of the area is in an urban designation which <br /> applies to areas already committed to <br /> single family residential. The allowable <br /> density for this area is 5 to 9 dwelling units <br /> per acre. Current zoning is RR-7200. <br /> Proposed Land Use/Zoning: Upon approval of the annexation it is <br /> proposed that the area be zoned Single <br /> Family Low Density Residential (R-1). The <br /> zoning designation would be consistent with <br /> the surrounding areas already within the <br /> City. Densities with annexation will be <br /> slightly higher (7000 square feet per lot) <br /> than. if the area remained in the County <br /> (7200 square feet). <br /> Attachments: <br /> I A. Comprehensive Plans <br /> Finding: The 1967 Comprehensive Plan does not address this area. It shows <br /> the area to the north and east as Single Family, and to the south as Multiple <br /> Family. <br /> The 1972 Everett Community Plan designates the property as a mix of <br /> Medium Density Residential with a density range of 5-10 dwelling units per <br /> acre, and some Open Space designation along North Creek to the west of the <br /> annexation area. <br />
