0 <br /> 3. In lieu of providing full standard half street improvements the applicant my elect to pay into the <br /> area wide street improvement fund. <br /> 4. A force sewer main must be installed across the frontage of the proposal prior to final approval. <br /> 5. A traffic mitigation fee for two additional lots is required prior to final approval. The fee will be <br /> based on the ordinance that is in effect at the time of recording of the short plat. The present rate is <br /> $2400.00 for each new lot for 2015. <br /> 6. Dedication for 10 feet of right of way on Forest Dr. is required prior to final approval. <br /> 7. The length of the access to the structures on these lots will be excessive for normal fire access. <br /> This may be mitigated by the installation of a residential sprinkler system in compliance with the <br /> requirements of NFPA Standard 13D. A minimum 1-inch domestic water service meter is required. <br /> 8. Distance from the building site to the nearest fire hydrant will exceed current requirements. This <br /> may be mitigated by the installation of a residential sprinkler system in compliance with the <br /> requirements of NFPA Standard 13D, 2010 Edition. <br /> 9. Fire flow for this project is 1,000 gpm. If this isnot feasible, an NFPA 13D sprinkler system may <br /> be used in lieu of the required fire flow to a minimum of 500 gpm. Check with Gordon Witcher at <br /> Public Works at (425)257-8814 for available fire flow. <br /> 10. Lots 2 and 3 need 13D sprinkler systems. <br /> 11. Title Chapter 18.28.280 requires all overhead wires and wire carrying poles such as but not limited <br /> to power lines, telephone, television cables, fire alarms, and or other communication wires shall be <br /> underground. <br /> 12. Provide a minimum of three street trees with a minimum of 2.5"caliper along Forest Drive prior to <br /> final approval. <br /> 13. The following notes must be placed on the Final Map as a "CONDITION OF SHORT <br /> SUBDIVISION APPROVAL: <br /> a. Each lot is required to provide 600 square feet of private rear yard open space as defined in <br /> EMC Chapter 18.28.250. Placement of accessory buildings or structures or parking of vehicles <br /> within this required yard area is prohibited; <br /> b. It will be the responsibility of the property owner to maintain the required street trees; <br /> c. All dwelling units are required to have a two car garage meeting the minimum requirements per <br /> EMC 18.28.140. <br /> d. A minimum of four off-street parking spaces must be provided per dwelling unit for all lots <br /> within the short subdivision. The driveways must setback a minimum of five feet from the side <br /> lot lines. <br /> e. The dwelling units shall have a defined front entrance, windows and porch facing the street; <br /> f. The entire front yard of each lot shall be landscaped prior to occupancy of the dwelling unit. <br />
