• ' CITY OF EVERETT SPU #10-81 <br /> FIRE STATION #6 <br /> 6 <br /> 9. The Everett Planning Department testified that with proper landscaping the <br /> subject property will not have an adverse impact on the environment and a <br /> Final Declaration of Non-Significance was issued prior to October 15, 1981. <br /> 10. The Everett Planning Department testified that the site will be aesthetically <br /> improved by the installation of a substantial amount of landscaping by the <br /> Fire Department construction. <br /> 11. The Everett Planning Department has determined that the proposed fire <br /> station will reduce response time in south Everett and therefore will satisfy a <br /> vital public need. <br /> 12. The Everett Planning Department has recommended approval of the Special <br /> Property Use Permit subject to the following conditions: <br /> 1. That a detailed landscaping plan be submitted to the Public Works <br /> Department and approved by the Planning Department. <br /> 2. That the parking areas shall be designed with a minimum five foot wide <br /> planting area adjacent to all street rights-of-way (19.40.050B E. M. C.) <br /> and shall be designed in a manner that is acceptable to the <br /> Transportation Engineer. <br /> 3. That all exterior lights shall be screened in a manner that will minimize <br /> any off site impact. <br /> 4. That all emergency vehicle egress from the site shall be limited to <br /> Evergreen Way to minimize the noise and visual impact on the single <br /> family residential area west of Holly Drive and shall be lighted and <br /> signed in accordance with the Transportation Engineers <br /> recommendations. <br /> 5. Detailed drawings shall be submitted to the Public Works Department <br /> showing parking layout, landscaping, utilities, storm drainage, <br /> temporary construction erosion control and all required improvements <br /> in the public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. <br /> 6. Right of Way Improvements are to be made by the proposed Local <br /> Improvement Districts, Evergreen Way 1982, Emander Road 1983. In <br /> the event the LID fails, the City will provide similar improvements <br /> abutting their property. <br /> 7. As-builts of storm sewer, sanitary sewer and water systems will be <br /> required to be submitted. <br /> 8. City streets and alleys are to be kept clear of dirt and debris at all <br /> times during construction. Dust suppression and street cleaning must <br /> occur as directed by the Public Works Inspector. During construction, <br /> all truck traffic to and from the site within the City of Everett shall be <br /> on arterial streets unless otherwise approved by the Public Works <br /> Department. <br /> -3- <br /> 19 <br />
