or wetlands. Swales must be constructed per City <br /> Design Standards. <br /> 5. Retention and detention ponds, biofiltration <br /> swales and infiltration systems must be located <br /> away from the steep sloped areas. Locations of <br /> these facilities must be analyzed in the detailed <br /> soils/geotechnical studies for each phase. <br /> 6. A two year guarantee is required for private <br /> retention/detention or other drainage <br /> treatment/abatement facilities serving areas <br /> larger than one acre. <br /> g. General: <br /> 1. Utility easements to abutting property will be <br /> required as this site and neighboring sites <br /> develop in this area as required by the Public <br /> Works Department. <br /> 2 . On-site watermain will be staked within an <br /> easement to the City. The easement will be <br /> submitted to the City prior to issuance of any <br /> permits for the phase. <br /> 3 . Sewer and water mains are required to be <br /> constructed to City Design and Construction <br /> Standards. <br /> 4 . The street, sewer, water, and storm drainage <br /> systems are required to be constructed prior to <br /> final plat approval or performance guarantees are <br /> required. <br /> h. Underground Utilities <br /> 1. All power lines, telephone wires, television <br /> cables, fire alarms systems, and other <br /> communication wires, cables, or lines shall be <br /> placed in underground location either by direct <br /> burial or by means of conduit or ducts. <br /> 2. All such underground installations or systems <br /> shall be approved by the appropriate utility <br /> company and shall adhere to all governing <br /> applicable regulations including but not limited <br /> to the City and State applicable regulations and <br /> specific requirements of the appropriate utility. <br /> 3 . Nothing in this section shall apply to power <br /> lines carrying a voltage of 15 KV or more, nor <br /> shall it be construed to prohibit the placement <br /> of padmounted transformers, terminal pedestals or <br /> other electrical and communications devices above <br /> ground, as determine by the appropriate utility <br /> involved. <br /> ON-SITE VEHICLE AND PEDESTRIAN ACCESS/CIRCULATION <br /> a. Pedestrian Circulation: An on-site sidewalk system <br /> for the entire site shall be provided in conformance <br /> with the approved master site plan (Exhibit C) . The <br /> detailed site plans submitted for each phase must <br /> show the location of the on-site sidewalk and the <br /> locations must be reviewed and approved by the <br /> Planning Department. The sidewalk system shall be a <br /> minimum four foot wide concrete sidewalk in a <br /> location approved by the Planning Department. The <br /> 14 <br />
